609, 611 Forest Ave and 1209 Independence Ave are for sale. Two tri-plexes and a commercial building. They are right at the bus stop. Listing notes "for land value only" and $900k (!) Seems super high and buildings are in rough shape. Black smoke may indicate recent fire damage to the left building. Unfortunately, in a rough part of town located right along a highway and a junk car lot behind you. Homes just to the south look nice and the IBEW is across the street.

I would assume it would include taxes, insurance, and maybe some of the utilities (water, sewer, trash, gas?, steam heat?, A/C) before common maintenance (building, pool, tennis courts, garage, window washing), building staff, and landscaping costs are lumped in.

The Penthouses (floors 29, 30, and 31) have double HOA fees. At least one owner on those floors negotiated a special deal back in the 1980s to mitigate this.

The rotunda is an interesting design feature. I like it. It would feel like living in an old courthouse or museum with that.

Don't let the McMansion builders see that. They'll do a cheap remake of this.

I'd always hoped an apartment building would be constructed on these parcels since the grade of the site would have allowed subterranean parking without a lot of excavation. I'm surprised the homebuilder didn't build an additional story on these houses.

For a modern house, I actually quite like it. Exterior is simple and the interior has lots of wood accents (a welcome change since a lot of houses were totally covered in white and gray paint, countertops, floors and cabinets.

You'd hope that for $1.2M they could at least get the roofline and eaves straight...

The exposed foundation waterproofing is also something I'd expect to be more well covered at that cost. Reeks of builder grade, with a bit of lipstick to appeal to Gen Z.

$3519 per month homeowner association fee. I get that the building is older and needs maintenance, but spending an additional $42,228 per year on homeowner association fees is insane. In my view, that alone's not worth it.

It's a 3500 sq ft unit. That's a pretty reasonable PSF fee for a palatial spot like the Walnuts. Imagine how many staff are employed there.

Very few people who live in the Walnuts even consider how much the fees are. Historically, they are a different level of rich. It's also a co-op and, I believe, the first in KC. Co-ops function differently than condos and are generally more expensive.
