Four brand new family homes across the street from Troost Park with its new playground, basketball courts and soccer pitch. 3018 and 3028 Tracy listed at $435,000. 3 bed, 3 1/2 bath (each BR has en suite). Double car garage. Almost 2000 sq ft. Similar to a suburban raised ranch, but turned sideways on narrow city lot. Great infill, could use a few thousand more of these in the city.

Great density, absolutely abhorrent garage design and placement. There’s absolutely room enough to do a rear garage here, and looks like it used to have an alleyway of some sort. I really wish alleyways were given more prevalence in these inner ring SFH neighborhoods. Their redevelopment potential would be much better at that point.

I was hoping an apartment building would go there instead of SFH. I believe there were one or two apartment buildings there before similar to the one down the street. These parcels are close to two major bus lines. Should have been TOD.

I hate seeing the precedent of more and more of these suburban-style garage prominent designs in central city neighborhoods.

Drive through any aging suburban neighborhood and one of the first signs the neighborhood is on the slide downward are aging garage doors that have dents in them or off their tracks, and bad garage-to-living space conversions that look cobbled together. Always go for alley entrance garages if possible.

Is this a teardown, or a gut historic renovation? I can't believe the asking price for such a ramshackle house that is open to the elements.

With 500K and up homes being built a few blocks north, I would guess this is a teardown for the lot. Usually with nasty wrecks like this they don't bother supplying images of the gross interior.

Images of the interior are on Zillow. I saw this one when browsing houses recently. (It is actually listed as lot/land.) It looks like a corner of the house is caved in.

The strange unfinished concrete structure north of Fox 4 News facing Southwest Trafficway is listed for sale. I've always wondered what the story was behind it, and I have difficulty picturing what it is/was supposed to look like when finished.

Yeah that price seems like longshot wishful thinking. The county appraises that lot at $6840 and assigns no value to the structure, such as it is. I did look at the Jackson County Recorder of Deeds website and the current listed owner seems to have purchased it in 2022 for $1.

Hopefully those townhomes sell quick. They seem a bit overpriced for being really close to highway noise. I want them to finish up and start on another project, because that one is a very good one. At least the rental portion probably made the financials work out easier.

My understanding is that it was a very challenging project to pull off. We have enjoyed working with them. They have done everything they promised to do, which is all you can ask.

The highway noise is probably not going to be too troublesome. Sound travels down here in odd ways.

Yeah we need more rowhouse in KC but I wouldn't touch those due to the proximity to the highway. Glad they got built though!

Yeah...MoDOT promised Columbus Park a lot of things back in the day, such as screening the Loop with trees, which they never watered and the trees died. We cannot even get good weeds/mowing, and they won't give up the right of way so we could do it. I don't really blame them because I doubt they have the proper funding.

We are looking at 3 plots of land near CP Lofts are are likely to be townhomes and live/work spaces. Early days yet, still in discussion. Could be around 60 units.

The six acres has gone back and forth on what the neighborhood wants, what the City wants, what the market will bear, and what the developer can afford to build/sell.
