4700 broadway? They'd have to tear down something to build at that corner (borders/sharper image/aix/harolds).

could they build the HQ set back from the street on top of the parking garage and leave all the storefronts in tact or are they going to demo this entire corner?

They will have to tear down something to build at that corner. It currently has borders/pottery barn, aix, former sharper image and harolds. What would go?

Collison did a crappy job not explaining what was going on considering this is such a high profile part of the region.

24,000 = 120 ft x 120 ft site, or some permutation

I bet it will go on the SE corner where Sharper Image was - there's room behind for a larger garage to be built.

The SE corner has the least architectural significance of that intersection but not worth demolishing for office. Would be better if they could take over the West Edge project.
Not sure if garage above Harolds would work because there is an apt building right there above backside of garage already. Would be a very tight fit.

The project will require the demolition of a 4,000-square-foot retail portion of the Plaza at the northeast corner of 47th and Broadway, and the 96-unit Neptune Apartments at 333 W. 46th Terrace. Eighty-seven units are currently occupied.
