That's a bit of an odd list - particularly Cleveland at number 2. They tend to be right around the bottom when it comes to population growth (or loss, in their case). Their real estate prices are the lowest of any major metro. Perhaps the low baseline numbers and low numbers of new housing permits are what put them high for the criteria for this list.

Of the 50 largest US Metros, KC has the 10th cheapest avg rent.
The least expensive markets are:

Oklahoma City, Okla. - $982
Louisville, Ky. - $1,167
Birmingham, Ala. - $1,178
Rochester, N.Y. - $1,235
Columbus, Ohio - $1,242
Indianapolis, Ind. - $1,266
Memphis, Tenn. - $1,274
St. Louis, Mo. - $1,279
Cleveland, Ohio - $1,290
Kansas City, Mo./Kan. - $1,298

Renters looking to take advantage of the best possible prices should move quickly. While the rents in these metros are the lowest among the 50 largest, for many of them, prices are increasing at a faster rate than in the rest of the country.

Funny enough, was watching a travel video that included KC and they also said September was the prime month to visit KC. Interesting that people are picking up on that.

KC has double the number of dispensaries per capita as Los Angeles, where weed has been fully legal since 2016. Cost per oz of weed still higher than the avg among the top 20. Ranked the #9th best weed city in America.
