Dunes Residential Services - 1510 Walnut
noticed a new tenant in the building that also houses HILTI. the sign says [urlhttp://www.dunesresidential.com/]Dunes Residential Services[/url] and it looks like they develop and manage apartment complexes in dallas and KC (OP and briarcliff). are they developing anything downtown? the website doesn't mention anything about a downtown property, either existing or in the works. are they maybe just managing some of the new condo properties that haven't been built yet?

there is a new apartment complex in the 40hwy/I-70 area called the dunes. any relationship?

Looks like the whole site in yellow is 0.465 acres according to the parcel viewer

No, they're building on the west side of the alley. This would be an entirely separate project, not to imply such a project currently exists.

I have a feeling that Hilti building will be demolished at some point so the entire parcel can be developed. I expect the same for most any old building fronting Truman on that south side.

I agree. These types of buildings are needed in downtowns because they can provide less expensive rental spaces for necessary businesses.

We don't need to bulldoze every old building to have density and "higher purpose." Even dense downtown areas need inexpensive office space for small cafes, take-out counters, coffee shops, hair and nail salons, dry cleaners, and florists to be mixed among larger, newer buildings. These smaller businesses also have a purpose in business and high-density residential districts. Greater downtown is a fairly large area and the new development can and should be spread around all parts of it. If you are tearing down existing buildings with retail already in them, you are delaying the spread of new development to other parts of the City.

River North, Chicago still has alot of human scale buildings sprinkled in with the towers. South Park, Los Angeles does too. Crossroads, Kansas City is still far removed from being as developed as either of those neighborhoods.

Agreed. No urbanist I know of would be anything but appalled by this attitude; the very same destructive attitude which got us into this nightmare in the first place. Probably just trying to get a rise out of people. We need to keep those shops mainly because the biggest thing downtown we're gonna be lacking this coming decade is retail & shops you can walk to. We can't afford to lose anymore so they can put in mixed-use with an infinity pool.

One only has to look at the NW corner of 14th and Main to see what happens when you build new retail spaces. They sit empty for a decade because the developer can't rent them below a certain threshold, and would rather them sit empty than lower rents. This is not good for maintaining and creating a dynamic downtown.
