Looking for a loft/condo to buy.

got a friend that's in the market for a new place to live.

here's her list.

Location in river market, crossroads or westside. preferably the RM. she might even consider DT if the place is right for her.

at least 700 square feet

washer dryer in unit.

pet friendly

off street parking

$120K or less

i told her about all the helpful and knowledgeable folks on here and that they could possibly help her find what she's looking for or at least steer her in the right direction with some contacts or locations to check out.

that list will probably not produce any hits, certainly not in the crossroads. she will either have to lower her square footage or raise her price range. i would try the metropolitan first because the developer has unsold units that may not have included parking... in other words, the prices may be negotiable. boveri is brokering all of them. there are also resale units brokered by reece+nichols, but i don't think there are any of that size for that money. has she taken HOA dues into account?

Try the Delaware Street Lofts.  They are converting 4 or 5 former apartment buildings to condos on Delaware between 3rd ST and Independence Ave.

Prices start at $98k.

I think they meet all of her requirements.  Probably the only thing that comes in at that price point.

For that price she might consider looking at conversions in Westport-midtown.  There are also some garden type apartment conversions in West Plaza in that price or less.

I don't think they have washer/dryers, though they can be added as an option. There are not hookups currently.

I think the prices on the pricesheet are a bit high, so I assume they have some wiggle room.

this is a great option, especially the colonnade style buildings that have gone condo close to the max line. however, it's unlikely that those will have a washer/dryer inside the unit. worth checking out.

First and Main lofts have a unit for $180 with w/d included, a $120K price point is hard to overcome

I would steer clear of Delaware Street Lofts until they have all their paperwork filed with the city. I have a friend that almost got owned by them, but for the deft maneuverings of a legally-inclined friend of his. And no, they don't have in-unit laundry. They'll promise it. They'll promise all kinds of things, but whether they'll deliver them is another story. My friend was supposed to close at the beginning of March, but they weren't and still aren't able.

You might get a rehab in the westside for under $120K.

I live in the Riverben Lofts at 2nd and Main.  They are trying to sell a unit on the 2nd Floor (I believe) for $124,900.  A steal since no units in the building would currently go for less than say $170k.  Prudential is selling them.  Or just swing by the front interior room and grab a sheet.

The Colonnade style apartments are called The Gallery Condominiums, located approximately 300 E. 43rd. 
Currently there are no active listings.
Something to consider might be the Ellington (sp), located at 4500 Broadway.  This is a new conversion which looks pretty nice to me.  The units are small and priced at $99,900 for a studio.  Can't beat that location just north of The Plaza.

I think our building currently has 203, a corner studio with awesome windows and brick on two sides, for 124k. I think there are 2 other units for sale in the building, including the northeast corner penthouse with great views for 200k.

And Riverbend is very pet friendly.  Seems like everyone in this building has a dog.  But thankfully, I've lived here a month, and even below two dogs, and have yet to hear any barking.  Love this building & the area, she should check out some of the units for sale here.

I live in the Coffee Lofts, and it's very pet-friendly. I almost can't enter or exit the building without seeing some nordic-type beautiful person going the opposite way with a dog. Not to mention the fact that my roommate, and almost everyone else on my floor has a cat.

Urban gatos have the most fun looking out the windows. My urban gato loves living urban life looking out on the street.

OK, now I find myself in the position of possibly leaving my midtown duplex, and living on my own once more.
If I go back to apartment living, I'd want it to be downtown. Also interested in buying, but have yet to be
pre-approved. I'm also looking in the $100-140K price range, any clever ideas? I have taken note of the ones already
posted. Single, no pets, (though I might want a cat). Never lived in a studio, those of you that do, are they hopelessly
dinky?
