Another development in River Market. And, yet another, that mentions the streetcar as reasoning for the location.

That's not always true. We do a lot of renderings that clients want to put in front of the construction site- after the project has been approved. They're not that difficult or expensive to do. 30 minutes in SketchUp (without any finishing effects) would net a better image than that.

A good rendering doesn't necessarily cost more than a bad one. On the other hand, I suppose Helen Keller doesn't charge much.

It looks like this is pretty much a done deal. Article states he is trying to start construction in July. It also gushes over the design and energy efficiency of the building. The article claims the building will bring national attention to the area because of its quality.
Glad to see just about every nook and cranny of RM getting developed right now.

So does Delaware go through the middle of that plan, in between the two buildings? Or do they plan on eliminating Delaware? Not a fan of that, though if you are going to have a super block, it might as well be here.

It appears to me that the Delaware entrance to this project will take one down an alley to access the underground garages, which I assume will be under both blocks. Over the garage and former cut of Delaware Street will be a covered terrace space with what appears to be a swimming pool on a narrow cross bridge. Parts of the alley with be exposed with no cover, and I assume they will put some sort of guard-rail around that.
I haven't seen any actual blueprints or design schematics that show the garages underneath this project, so I'm only assuming the alley will be used to access each side. I don't know if the alley will extend to 1st Street, and at some point that street will be paved to allow an extra exit point.
