This is the right personal standard. Until you can walk to it everything is strictly hypothetical on street interaction.
I bet the mini parklet will far out weigh any ground level facing space in the real world for most people. Space to sit outside with trees is a feature in high demand by so many.

Thanks for posting. Will be interesting to see how the street experience ends out, though doesn't sound optimistic. I like the stacked design but am still baffled by what appears to be solid panels taking away from desired prized window seats. Or is that temp siding? Could understand if for tenants that need deep security but not a great plan now that it's a spec building.

Agreed. All Glass on the higher floors would have made sense initially. However, 4 Light will block all views on the east side of this building.
IIRC, the metal panels help them hit LEAD/environmental targets.
I had wondered if a larger office tenant would be able to take 1400 next year, and then build a neighboring tower or 2 connected to 1400 with skywalks.

^There are many buildings using LEAD approved glass that are all glass. Seems bizarre. I like bizarre but this is questionable choices bizarre.
Once the building was realized to go spec, they probably should've changed solid panels to all glass... LEAD approved glass if even opaque glass.

Yeah skywalks that are within private use for same entity (2-3L) are passable but strongly oppose them for public use (Crown Center).

This building not only fits in well if you’re looking at in the row next to the south loop coming in from Main St, it also looks awesome overlooking the movie theatre too! Wow, really been impressed with how this one turned out so far.

On a purely aesthetic critique I do like how the groups of stacked floors are wrapped with the same matte finish cladding as the solid panels on the west and east ends. Was afraid it would be shiny metal. It will create something total glass clad buildings lack: a play of crisp shadows shifting through the day and alpen glow in morning and evening. Still not a fan of the parking screen above 14th, guess it means they do not need mechanical exhaust for the garage.
