The building certainly isn’t moving up to its full potential (especially the lack of ground floor retail and the massive amount of parking) but it’s a solid infill that adds much needed density to the urban core.

^So what appears to be mix of non-transparent or opaque glass in rendering, will it actually be just two tones of clear glass? Hard to tell in pics.

What cladding that is already up looks nothing like this rendering. I do not care for the horizontal framing of the glass for each floor of the parking floors, and then the abrupt change to what for now appears to be frameless on the office floors.

Interesting snips from the listing
  • Building design includes laminated soundproof glass on the south façade
  • Generator to provide full building backup

I always thought people shit on this building more than it deserved. Yes it could've been better but if you'd never seen it and only heard what people described about it, you'd think it was a complete dog turd.

I too thought people were unfair to this building. It’s filling in a glaring hole DT, as well as showing the market how viable office space DT can be

You’ll always have your people who are never satisfied on here. Nature of the rag. I too think it’s a fine building and nowhere close to a turd. Matter of fact, it’s one of the more out there designs I’ve seen of any recent downtown buildings.

It's better than that Drury Hotel rendering for the old Board of Education site.

Most of the W&R bashing was not the building design but rather the lack of street interaction and sidewalk retail space.

And the fact that is has more car space than people space. I’m a fan of the aesthetic, but aesthetic only gets you so far in city building. KC hasn’t quite learned that yet.

A small office building like that would not even be noticed without the garage under it. This is a case where I like that it has a garage so the building scales better with the location. I'm just glad it's screened decently. That entire section of downtown will be parking structures with 4 light and the new towers planned south of 670.

I think 2 and and soon 3 light look a little silly with the size of the buildings compared to the parking podiums they sit on.

But KC is not really a city that can really be a "chooser". Not a lot of high rises go up there, so I would take what you can get and the garages make the buildings much taller. If the garages were smaller or underground, 2 light, 3 light, W&R etc would barely be considered mid rises.

To be fair, it wasn't a "hole" or unoccupied lot -- the IBM building was there, a good example of low-rise modernism. Perhaps not the highest use for this particular corner, but to imply that it was an empty space is incorrect.

We begged the city to require better from the ground floor for this very reason

Cerner officially leaving KCK. Fingers crossed they could end up in this building?

Would be nice, but I thought the story said they’d be moving to the Bannister campus.

If Cerner ever decides to create a downtown presence, would expect it to be via flex space like WeWork/Plexpod.
