I apologize, KC Tenants are the Bozos, along with the Council Members full pandering to them. It's ok to listen and try to be helpful, as I'm sure they have some good ideas and a good mission. But that does not mean their focus and approach is wrong and or harmful. Any group that is all or nothing should be reviewed very carefully

I don’t think any of those lines ARE sprinklers. It looks like water pipes for radiators.
The renovation was announced right before they ended up selling to MAC. I don't think it ended up happening.

^I think Bunch is in a tricky spot because Midtown is so divided in how they want it to grow, the old timers seem to want to a slower pace similar to Brooksdie, mainly just single family housing, i think neighborhoods down zoned a lot of the multi family homes making it illegal to make a house multi family. Then other people want the walkable density with lots of market rate apartments and walkable attractions and more people. Then other people just want affordable housing, don't care if it will make crime go up, turn apartments into trash and turn midtown back into the Tenderloin. Its hard to make all those different kinds of people happy, Bunch is just trying to get a happy medium with all these different groups. I really think Bunch does want this project and wants to make midtown a dense walkable place with lots of bike lanes.

Bunch wasn’t anti-development on this. He was listening to the the midtown development community who was pissed at MAC for their $10.5MM money grab on the TIF. Under the glover plan that money is intended to be distributed to a number of projects across the area. MAC has already benefited from those monies (and rightfully so) for their projects along armour. This move just pissed off a lot of the wrong people because it threatened to take away money they could benefit from.

Why isn't the TIF simply being allowed to expire? Let that money help backfill a stressed general fund. Thats actually the biggest issue. use any excess funds at the time of expiration to fill up the rainy day fund. Papa Biden ain't always gonna be around to bail us out.

For what it’s worth, even at the reduced rate with which MAC was going to develop all the affordable units, roughly $130,000, that Tif was basically going to cover all of that. It’s going to cost the HTF more to develop less units. MAC would’ve been a better steward with the funds.

May not be apples to apples. Most of the affordable units proposed in market-rate buildings are micro studios and studios. The School District seems willing to trade lower % affordable for more of the larger unit types.

Understandable, bigger units tend to mean 1). More people, higher likelihood of families, & 2). Higher rents mean higher wage earners occupying, better overall for taxes

Also the $137,000 would be repaid to Mac over 20 years,. Their costs for those apartments are now. The City Council got taken by a sophisticated propaganda campaign. Mac is not a slumlord, they have been a remarkable development partner for the city saving historic buildings and creating a lively, diverse community in Midtown. The City Council turned down 77 affordable apartments after years of bemoaning that developers wouldn't do affordable housing.

Yeah, next maybe KC can drag Milhouse's reputation through the mud too and run them out of town. They are starting to do too much there too. Those out of town developers destroying all of KC's parking lots...

People will learn one day that building no new housing will lead to significant rent increases across the board. Demand outpaces supply and, as such, expect rent to go up to filter out those who can't afford a unit. It's unfortunate it will go that way, but that's what will happen. Or you'll just see these investments go to the suburbs (as they already are).

I do think Mac Properties will return with a proposal for this site. They own it already. Even if it's not right away, they'll return. Mac has been successful along the Armour corridor; they're not going to back away now. They see that demand is outpacing supply, so they want to build to meet supply.

I’d imagine they’ll just drop the affordable units, go all luxury and market rate, and forgo the incentives packages all together at this point. They will come out ahead being on the streetcar line. It’ll only boost the perception of “gentrifying Slumlords” as our gracious friends from KCTenants so put it.

Really hard to utilize bike lanes if you don’t build dense development that encourages alternate forms of transit. Does he not realize this is a short term gain, long term loss?

I fear that the Armour Main project will be built, but in a lesser way. Instead of mid rises and retail, it will just be the standard stick build four floors over parking garage,
