Plans for a $52.4 million luxury apartment building and parking garage could get a boost from Kansas City's Planned Industrial Expansion Authority.

Board members are scheduled Thursday morning to consider a proposal from Tracks 215 LLC, to build a five-story, 150-unit apartment building — above a two-story, 301-space garage — southwest of the intersection at Wyandotte and West 22nd streets, in the Crossroads' Freighthouse District.

The developer seeks a 75% tax abatement for 10 years and 37.5% for the next five years and as much as $4 million from the 22nd and Main tax increment financing district. Documents filed with the PIEA give the requested abatement an undiscounted value of roughly $8.36 million. A consultant for the PIEA suggests a 75% abatement for 10 years, along with the TIF redirection, for an undiscounted value of $7.66 million.

Solid project if they can get it underway in the current situation.

301 parking spaces... oh my. I know they have to replace the spots on that lot and build new spots for the units but this seems like overkill.

good location for a garage. Not so sure about a trail between blank garage walls and train tracks.

yeah that won't be particularly pleasant stretch but given the overall trail plan I can be okay with it.

With the number of events at Union Station + the ped bridge it will be well used

Didn't think of that. But the times I have gone down there, that one parking garage is normally pretty empty.

3D is going to try and find a new developer for the project plan.

Greystar (major national player) was unable to get financing for the project

Maybe they could try and go after Sterling Bay or Related Midwest. Both have a good chunk of change and, from my knowledge, have been looking at KC on on/off terms. This could be a good opportunity for them to get involved if they're serious.

If not them, maybe KDG from St. Louis. KDG has a good financial backing and gets their projects done. Their track record could help them get financing but it depends I guess.

Superior is officially out of their Crossroads address (from Metro Media Wire email):

Superior Moving to be converted into “raw” office space. Sounds like they will try to leave the building as untouched as possible from its current state.Rooftop amenities space will be added. Target market of small/startup type firms. Rents will be in the $20-25 range.
