I don't think the STL project will happen but that's not the point. This sort of plan would look great at the Rivefront. However, I think that I'd rather see RF built out quickly with 7-11 floor buildings than slowly with highrises.

I'm not disagreeing but this is where code runes into reality. There's no enough parking to meet code.

We're in an era where we can't let perfect be the enemy of good. What we shouldn't accept is good when we can get very good.

Ideally, if we expand the streetcar to the Riverfront, that solves a lot of the parking problem.

I feel like this area is hamstrung by the Front Street car sewer it inherited. It makes it hard to develop an urban street grid.

The railroads are a much bigger problem. They both own such a large row that even with a street grid you wouldn’t see development along them.

Front St swings almost all the way to their property at one point.

Bidding is underway for "Berkley Riverfront Apartments" by Northpoint. Building and grading plans were submitted in late March

- Port KC Commissioners board gave final approval for Northpoint's "Berkley Riverfront Apartments" project. Work should begin this summer.
- The Port is selling Isle of Capri Casino to Twin River.
- A lease is being worked on for Parcel 7 at the riverfront

Twin River, a small Rhode Island casino on a recent buying spree of casinos. Will they be able to invest and upgrade(hotel) the offerings?

Parcel 7 is towards the northeast corner of the park. These are the volley courts so it’s possibly just a lease to KC Crew

Correction: Port KC is updating the Isle of Capri Lease due to the sale from old owner to Twin River.

New News: Twin River is making strategic investments during the COVID downturn: 3+ significant purchases in the past month. Berkley Riverfront beer garden is moving forward,

Probably the TAP program? They're not allowed to compete for STP funds because of the multi-year commitment to the O'Neill Bridge.
