The rest is totally acceptable urban density (75' to unlimited FAR).

We could add a lot of density if everything was six stories or more.

Corrigan Phase 2, City Club, Artistry, 1914 Main, Hampton Inn, Doubletree, and Reverb all undershot the restrictions.
Doubletree?

GRID wrote: Tue Jul 28, 2020 10:49 am I remember always dreaming many years ago what it would be like if the area between downtown and the crossroads were to fill in and create more of a single cohesive downtown. Maybe that's finally starting to happen. This looks like a great project.
Have the same Dreams, GRID. That dream includes another Plaza in the Crossroads. I believe, at long last, we are seeing that dream come true.

Another decade of stable + solid growth in addition to the proposed projects happening and your dream may just become a reality.

Parcel viewer showing that Vince has acquired the land needed for phase 1. "The $125 million residential plan calls for two, mid-rise buildings with up to 200 units and a dozen for-sale townhouses" It was previously reported that Bryant projects a 2021 start with financial backing from an investment group backed by Larkin O'Keefe. I can't think of anything big on track to be delivered in Crossroads/CBD in 2021 or 2022 so this project doesn't have much competition. 2023 could be another peak year with LuxLiving, Freight House, 3 Light (if it's not dead), and Tracks 215.

Very good news. This is one of the projects that I'm looking forward to. I do want to see that office tower portion get built since that creates the connection to Main Street.

The black facade and red art work remind me of the federal building in Chicago.

Sounds like Superior Storage to become lofts instead of office.

Yes, you can tell the steel is freshly worked on. There is also new glass with stickers and newly enclosed areas.

I shared your skepticism, but it's indeed new. Google streetview from April of last year is missing elements shown here

Freight House/Podium slowly chugging along.
3D Development is talking with national developers about a 230-apartment complex as much as eight stories above grade between 20th and 21st streets, east of Walnut. The apartments would sit atop a 322-space garage, to be shared with the Superior building offices and screened at the street level in part by eight walk-up residences. Bryant said he expects to close on a deal so a developer partner can break ground on these apartments this year. Renovations on the historic Superior buildings are slated to begin concurrently with the apartments.

Seems a bit odd for the middle of the City, but I guess it'll be a placeholder and popular.

Id expect it to be a conversion of the parking lot to pickle ball and the building to a restaurant.

3 floors of office. 3 floors of Airbnbs hotel. rooftop F&B. As you can imagine, renovations are well under way.
