No, its the opposite in reality. because they are joining a property like the plaza they are taxed at a huge rate because of the transaction cost to acquire the property. those taxes get passed down pro-rata based on size of your space and tenant's pay their share of those taxes. so in order to participate as a tenant on the plaza you pay your base rent to the owners and then you pay a huge tax bill on top of that. Thats over simplifying but generally how it breaks down on a triple net deal where tenants are responsible for CAMS, TAX and insurance reimbursements. i dont know what the PSF charge is for the taxes there right now because they have been fighting with the city to lower them but they are still very high. probably double what they were when highwoods owned the property.

LOL Eric Bunch is the least of our problems on the Council.

Yeah, Neil, Ellington, Robinson, and Loar are the ones who seem clueless imo. Most of our council feels like placeholders. At least Bunch understands urban planning and wants to see a denser more walkable urban core.

100%. O’Neill‘s view on streetcar development is incredibly frustrating

He’s anti downtown and there are more just like him if not worse running for open seats. Fowler has been pro progress. Big loss

Can you lay out who is running against who, and the open seats candidates, etc.

That seems absolutely ridiculous to me.

I've heard a lot of rumblings like that about every fire for the past few months. Sad, really.

Drove by it yesterday. One house under construction burned on end lot, and I believe house next also under construction received slight burns but looked repairable. Unfortunate but glad nobody injured.

I would agree. Although, many projects on this site misrepresent the cost. This could be a much bigger project (a relocation?).

Bath & Body Works lists Plaza store hours as "closed" and it's been removed from the Plaza's map.

This is interesting knowing the Plaza submitted plans to the city for some unknown work to this building (Time West), which also used to house Victoria's Secret/PINK. It's a ton of square footage.

Hopefully a management change improves things but the bigger issue remains that the parent companies are approaching bankruptcy territory. The Plaza change needed is healthier ownership, not just local management.
