the units with the terraces would absolutely sell as condos. where else do you have usable outdoor space and a view downtown? union carbide's balcony floor sold as condos and it looks like someone finally bought the top story there too; most of the sold units at 909 are 6th floor units with balconies. no terraces to speak of at wall street, sky, etc. as far as i can tell. those p&l terrace units are about as good as downtown has right now

No photo does this justice. This project looks better in person.

Completely agree, great infill project. Especially when you consider it was a pile of dirt, rocks and trash prior.

Where do you see 3 months free? I've always only heard of and seen one month (on select units).

The infill architecture seemed out of place for a CBD at first but overall nicely done outside lack of sidewalk retail, which Baltimore Street lacks. A friend doesn't like the architecture at all, comparing it to putting a 60s ranch home in between Hyde Park Victorians. It turned out pretty nice I thought even though I'd target a different architecture. Is better than some Lego block buildings posing as minimalism.

I visited at the tail end of January and they offered the first month free plus $1,000 off the second month for a 2br. Leasing agent was applying some serious pressure even after I said I wasn't interested. Ended up going with Sky on Main.

Do you usually advertise for your competitors?

This is exactly what I was wondering. Something seems fishy.

This building turned out better than I thought it would. Although it's a new building, there is a feel to it that it's been there awhile. If it has done anything, it has gotten rid of that hideous void in the block. One doesn't really realize how disrupting vacant lots are until they have been filled with a building again. I had the same reaction to the SW corner of 12th and Washington. Having a building there again makes the whole intersection seem right. I just wish we could rid of those parking lots further to the west at Pennsylvania and Jefferson on both sides of 12th Street.

I think there are two or three retail bays in the new annex building.

it's on google street view. there's five street level entrances but one appears to be the leasing office and two might be a garage entrance

I'm leaning towards three spaces for retail without walking by to check

The density of coffee shops in the south loop is really something.
