We were up there this weekend.

For the first time, I felt like I was in a developing "city" and not a new urbanism shopping center in the suburbs.  It really is starting to take on a the feel of a city.

The downfall is that what is there now is just about as good as it will get since its landlocked.

I mean, if an area of the suburbs was developed like this only on a scale about 4-5 times this size such as combining Zona Rosa with Northgate and Longview Farms.

Then I really think you would have something quite amazing.

Has anyone heard of any other stores that are confirmed or in negotiations for the second phase? The construction is already reaching full completion and theres less than a handful of tenants. Are they having trouble scoring new tenants since many aren't expanding? I would expect to see a full line-up by now.

MillerCoors is moving its regional office from StL to Zona Rosa in KC. 35 employees will work in a 10,000 square foot space at ZR. KCI was named as a factor in the move.

Just looking at ZR apartment website. The Dixson building wants rents starting at $950! That seems really high. Hopefully they can get them all leased.

Not really.  They are promoting it as "luxury living" - so $950 is pretty reasonable for a "luxury" apartment.  The prices are in line with comparable apartments in Downtown or the Plaza.

The Dress Barn is closing...it moved across I-29 to the Tiffany Springs Marketplace.
The war of shopping centers continue....so freakin' stupid.

A month ago Ted's Montana Grill in the Northland closed temporarily for renovations.

They just made it permanent.

The written response from Zona Rosa management:

"It was decided by Ted's Montana Grill and Zona Rosa that the restaurant would remain closed, which was determined to be in the best interests of both parties."

A void had developed under the foundation slab of the restaurant and will be fixed.

But another new tenant has already signed a "letter of intent" to go into the 5,000-square-foot space at 7420 N.W. 87th St.

That makes sense *Sarcasm*

Close Teds, blame it on renovations/foundation voids...then open another business in the same space...asap.


Can't say I'm surprised though, ZR's Management company seems about as well versed in PR as our City Council.

Hey Zona Rosa seems to be doing better in the recession than the Legends or southern Johnson County.  Closed businesses get replaced quickly and there aren't any gaping vacancies for months at a time.

There are a few places that have been gone for a while that haven't been replaced.
Sharper Image and Rib Crib just to name a few.
I wonder where Red Robin is going??? Its been announced but not placed within Zona Rosa.

Zona Rosa has a large populus surrounding it, they should do well.  Vacancies don't worry me, but poor management that skews the situation and causes businesses to leave does.  Remember, one good review might get you one more customer...but one bad review will cost you 10.  Its the same thing with management companys, and its only so long untill they start turning away business.  Where do they (ZR) turn after they run off all the "Teds Montana Grills", & "Rib Cribs"?  White Castle?

I think we can all agree, that if ZR becomes full of nothing but wide spread chains...like Chili's and Applebees, then they're in trouble.  I see no reason to travel 10 miles to get something that's right around the corner...and I think most suburban dwellars would feel the same.  Red Robin is somewhat indicative of this, its not like Teds...where the nearest location was in Village West, Reb Robin has a location just a few miles east, in Liberty.  I'm not going say it worries me much right now, but in the future...if they indeed fail to get "new" business unique to the Northland, I'll be worried.

I would drive 10 miles out of my way for a Red Robin.  I love RR and I drive way out my way to go to white castle.

Ted's?  Not so much :).

Zona Rosa is what it is.  A suburban shopping center.  It's just packaged a bit differently.

Replace that Teds in the P&L District with a Red Robin and it will do 20 times the business.

Oh I agree, I like the idea of having two northland Red Robins, and a white castle would be glorious!  I just don't want to start seeing McDonalds, Sonics, and Burger Kings....Although I would deffinately support a "Hot & Now", "Checkers", and "Chick-fil-a".  Its all about bringing in a product that is high in demand, and low in supply  8)

Oh man...and a "Dunkin Doughnuts" would be amaazing!

Thanks for the BlueBike Architects Link. The rendering on the website shows the Red Robin in the space to the west of the old Rib Crib which is right at that intersection.
I hope Nature's Cafe opens soon, at least that will be unique.

I was in Dillards yesterday, I have been there a few times, but I realized how nice it is. They went all out on Flooring, lighting, and furniture. The restrooms look like they are in a hotel or casino: very nice.

New Business: 'Zona Yoga' - Its a place to take exercise classes.
It is going in next to Odowds....looks like a local place. Steiner must have really lowered their rents...
I guess its good, it'll keep ZR a more unique and urban place if there are more than just chain stores and restaurants.
