One Light - 13th & Walnut

There's now a model of OneLight in the leasing office showing the tower and the Cosentino's building/pool deck. Quite nice. I was speaking to one of the staff and they were saying that TwoLight should begin shortly after the 1st tower opens. Over 50% of apartments have deposits down now. Additional parking garages will be built for the new towers as they go up as well.

I'm not sure that I see Two Light happening unless and until the city steps up with another large incentive package. Remember, One Light is receiving an $8M lump sum in addition to it's 25-year tax abatement.
I will admit to being very pleasantly surprised by the robust nature of the downtown apartment market, but that can change quickly and I don't see anyone, even in this market, rushing to build n/c high-rise residential without hefty incentives.
Absolutely hoping to see more go up, of course, and would be all for any necessary subsidy to make it happen (doubly so for office space).

my hunch is they'll be able to self finance with their waiting list. a new entity might have troubles but a multi-building plan is different
the apartment market will also hit a point where office and residential space feed off each other's growth. there's very early things showing the return of companies to downtown is happening.

Would hope new towers don't need incentives but agree developers may not bite for more hirises w/out them, especially since KC will require garages for quite a while. I don't like to see the incentives but it is better to invest in that than the alternative. I'm OK with public incentives to help with the garage if the garage can also be used for public as well, but the real benefit is...
The 30-50 year cost for the City to maintain power/sewer/water lines/policing/trash pickup, etc for a sprawled 300 home suburban hood is much much more than the 30-50 year maintenance of same services for a 300 unit hirise taking up less than a block.

compare the lot sizes for 2-4 light versus one light. I wonder what that means for the project?
I've mentioned the north loop for an urban target (or similar) but why couldn't the space be given for one in Three Light? Raise the hight by two floors and add major retail space to that tower.
would be a huge selling point for them to live a block away from a major retail store. and coupled with Consentino's two blocks away it would help drive their other retail in P&L

How recent is this? I was pretty sure they had at least one floor filled in with windows. Unless this is on the back side that i never see
