Hey KC, as far as I'm concerned, you and GRID should be invited to all these things since you two are the only real online source in KC that discusses metro-wide development. You guys are pretty damn important in my opinion.

The units are for sale. However, I have heard that investors have been buying multiple units. There will probably be several units for rent. Plan on $1/sq ft or more per month.

There is some street-level retail in this building now. I drove by a couple of times and it looks like some kind of home-furnishings store.

Best case, it is an actual store. Worst case, it is for residents of the Western Auto lofts only. I'll have to get a better look.

KC is right, these units are a quarter million or more. We actually had a unit reserved for $283,000 but found the trains to be very loud and frequent, parking to be less than ideal (only get 1 covered spot and only if you're on the 5th floor and above). We're going to Union hill - more room and less money :)

I must say, this is an impressive development, however. Very well-planned and the HOA is extremely well-organized. Everyone should check out the phase II development (building to the north). These offer balconies (since the second building isn't on the historic registry) and really give a great living space - similar to many Chicago style-lofts.

I'm truly excited for KC's downtown development. Keep on!

They did have 2-bed, 2-bath, 1200SF units for $225K. Also, they had smaller units for as low as $115K. They weren't originally all over a quarter mill, maybe now, the units they have left..

The above floor plan is the model unit on display now. It's absolutely beautiful - but comes in at at over $350,000. I would definitely recommend everyone go see the model unit - it has amazing views and the balconies add so much to the space. Truly impressive! It makes you excited for the future of downtown KC to see such nice residential units going up all over the place. :D

I saw an ad in the real estate section of The Star for the lofts. Wish I had the kind of cash to get an official residence here in Kansas, but have a place in Missouri to stay too.

The "retail" you can see from the street is actually the new location for the developer's real estate personnel. They have swatches of carpet, tile, wood, sinks, appliances, etc that are upgrade options for the units. Once occupancy begins, sometime in April, through November (floor by floor), the develop states they are seeking retail that is available for everyone, not just the residents. They want a small market (Garrett's was rumored to be looking here, nothing big, just things like milk, bread, snacks) and a video store (one of the agents dropped the name Blockbuster, but we'll see), and a florist or dry cleaners. Who knows, but there is room for 3 retail units.

Found a permit on KivaNet

Apparently, the guy who own Waldo Pizza applied for a tenant finish permit to one of the street-level retail units.
