Great American Bank buys Midwest Hotel

Gib Kerr, a Re/Max Commercial Solutions broker, represented the bankruptcy trustee handling the Midwest Hotel property.
“I think it’s one of the best urban infill sites Downtown, especially now that it’s on the streetcar line,” Kerr said.

trust me, i've actually been losing sleep about it.

unfortunately, we don't have any protections in place or incentives for reuse other than historic tax credits (which are under attack again).

Midwest Hotel near Union Station sold

Travis Hicks, president and CEO, said his De Soto-based Great American Bank bought the empty building for $371,000 at a foreclosure auction last week. Hicks declined to comment about the bank’s plans for the property.

now that a single entity has assembled all of the parcels adjacent to the midwest hotel, i think we can be sure it will not survive. that being said, the large assembly gives us a chance to see something really transformative in its place.

how large is the area of collected parcels?

close. the one parcel on the block they don't own is the arthel building (tenants are gown gallery and affare).

I hope you are right, that it is transformative. New construction often lacks the character and small retail store fronts that the older buildings do. A row of retail in a single building is usually not nearly as appealing as a row of retail with varying storefronts and buildings.

With the Herford site, a companion building that replaces the south wall could work well. Varying fronts and a seamless interior
Or do like the Union Carbide a Building and you punch holes and the exterior wall becomes a partition wall

Wow, one company owns almost the entire 1900 blocks of Main and Walnut

Affare and the building to the north are separate.
They look to be based out of the building to the south of Hotel Monroe.

That could be a very large project.

Good news.

They could use the first floor of the Midwest Hotel as the apartment office, and the upper floors could be used for an exercise room, game room, and a community room tenants could use to entertain. Although it's hard for me to come up with enough amenities that would take up all four of the top floors of the Midwest Hotel building. Maybe additional storage rooms.

I would imagine that their plan is going to be that they demolish the non-descript Felco building on the SW corner of 19th and Walnut. Then they will put some parking underground on that entire half block, and build either some retail at street-level with apartments above, or just all apartments. They might ask to close part of the alley so they can extend parts of the building from Walnut to Main, and give them a Main Street entrance.

I would guess they might go 6-stories up. I would guess the number of apartments will depend on how many parking slots they can create in a garage to house some or all of the tenant cars.
