Green Dirt Farms to open a crossroads restaurant at 1601 Oak St. 2-story space: café on first floor and an event space upstairs.

Busy Bee Cafe finally has a tenant (improvements were made a very long time ago in anticipation of lease, but nothing materialized).
Per Joyce Smith, "The Hub smoke shop plans to open in the former Busy Bee Cafe at 18th and Locust Street. Jayme Miller of Beyond Brokerage handled negotiations for the Hub and said it planned several months of renovations before opening in late spring or early summer."

Land is under contract, proponent anticipates a call for development proposals. Lawyer representing Emprise Bank (Wichita-based) appeared in support and to state their "great interest in making a large investment in this block." #bankroads
CPC denied blight designation. I'd recommend people watch the discussion to gauge the current temperature of the CPC.

One great thing about youtube is that you can increase the playback speed, which makes watching this shitshow much more bearable. I'd say their current temperature is 30 below zero. Fahrenheit or Celsius.
The CPC members, 5 to 1, denied the blight designation because they blame the current property owner for the blight, even though the proponent is the buyer under contract. Unfortunately, that is not the issue they are being paid to address. They have little understanding of real estate values and transactions and did not follow the guidelines provided by ordinance for designation of blight. Their denial of the blight designation is complete nonsense.

I will argue, from how I perceived it, is the CPC is trying to avoid establishing a dangerous precedent, as the cited the intentional destruction of the existing structure via neglect of the property as a primary factor in the denial. Were they to grant it, it could inspire individuals such as Doug Price to do the same with significantly more historic pieces of property, like 31st and Main. While it’s a short term loss in regards to this structure, I’d say it’s a good trend long term

Wasn't this property occupied until quite recently by Farm to Market? What am I missing.

I mean, there’s long term negligence, then there’s removing windows relatively recently to then argue that the building has been exposed to the elements…

I call BS on that. Property owners are not going to neglect their properties in hopes that the next buyer can pursue tax abatement with blight as a factor and maybe get a higher sale price. That would be one dumb-assed strategy to make money in real estate. Receiving tax abatement is tenuous, at best, in our current development climate. This hearing was not to set a precedent, that is what ordinances are for. And that logic is erroneous. If the CPC doesn't like it, they should see to it that negligent owners are fined and forced to comply with building codes. The hearing was to designate the building as blighted so that it could be considered, in the future, for potential incentives. It is still a long road to get the incentives but the development area clearly meets the established legal criteria for a blight designation. The CPC failed miserably in this instance. While they might think they are punishing the current owner, their efforts are harmful and misdirected. The precedent they are actually setting is another one of many reasons developers will look to other cities to develop.
Now if the developer caused the blight and then sought to get a blight designation, that's a horse of a different color, but not the case here.

It's my hope someone tears down this half of block and rebuild it into a higher and better usage. All this debate over the existing building being blighted, just blight the entire junk property and call it a day.
