Yes! Close Delaware turn the street parking into sidewalk cafe space. Then push vehicle traffic down one way reconnected main. Will still need local traffic though
Agreed this can be a beautiful ped space if closed. Local traffic not essential and only one ingress for lot next to Confluence and that can come in from the south. Plenty of example in the EU of trolley/ped co-existence. Mountain needs to be moved and now is the time to do it.

Not ready for that kind of exposure. This week was buried in meetings and perhaps later this Fall for input. Thanks.

Glad to see the work on the Water Dept. building. That has been on the Historic Kansas City endangered list the last couple of years.

5th & Main RFP is out. Proposals are due November 4, 2020, at 12:00 PM. Only 160 transient parking spaces are required. No tenant parking requirements.

The current parking lot has ~170 spots today. So the plan certainly isn't TOD

Here is an interesting new submission on Compass - a request for a Prelimnary Project Code Review Meeting for a shipping container building at 511 Deleware:

511 Deleware is an original brick 3-story building, so I assume (hope) that this would be for the skinny lot between it and the building to the south. On Compass, it looks like it will be a 6,000 sq ft building. The lot is skinny, but pretty deep, so this would probably be 2 or 3 stories.

My company is relocating there from Midtown and will be the building's first tenant. We are the western half of the second floor and start moving in in about 6 weeks.

The ground floor is being shelled out as future restaurant/bar space.

Completed plans call for the construction of a two-story above grade residential development; and for site work for a residential development.

As of September 17, 2020, this project is still on hold pending owner review. The construction documents are complete. A general contractor has not been selected. Although a firm timeline cannot currently be established, construction is not expected to commence prior to first quarter 2021.

(5) new townhouse units attached to south wall of existing townhouses on existing site (7 total including two existing). 2-story units with basements and garages.

interesting - selfishly I gave them that idea, had conceptualized it and hopefully that works.

Thanks for asking...simple answer is not much. Taking a break in a negative office environment from trolling. When we initially listed this we have a 40,000sqft tenant and were backfilling the remainder BUT never got past the LOI and glad we didnt. Plus same issue with parking lots and still working around that but would still proceed if anchored. Convert to Hotel - same timing malaise (banks this time). I'm a patient developer.
