It is the perfect place for those who are conspicuously wealthy, that's for sure.  Why do I have a funny feeling this deal will not go through?  Anyone else have that feeling?

people should read the story in the paper to get an idea about who these people are and what they are doing with this space.

how do you take a huge concrete shell and make walls and rooms without using something like sheetrock?

i have seen some lofts around town and to me some have a "bomb shelter" or "bunker" look to them.
i guess folks like to look at dry concrete, i dunno.

To heat and cool the place there is going to have to be room for major insulation under the sheetrock.  Leaving "as is" would be an environmental waste.

I think a comfortable balance could be achieved with sustainable materials and accents incorporated into an open plan that retains much of the existing skeletal finish.  There is natural cross ventilation and cooling from the narrow width of the main space coupled with the ample windows - an open plan would allow the air to move freely throughout the space.  Also, the windows and natural materials could work in concert as a thermal mass, as long as certain insulating "accents" were constructed on the ceiling and in certain areas.  With a place like this that is guaranteed sun & breeze on any day that is sunny or windy, there is quite the opporunity to allow nature to heat and cool the building.

I heard they want to put country shutters on the windows and a barn door on to the terrace.

And shag carpeting and paneling.  Faux-Spanish-Mediterranean furniture with red velvet upholstery and iron-wrought accents.  Velvet black-light posters on the wall with trac lighting.  Throw in a few lava lamps and you have a pad. The tower could be called the Don Quixote room.

Damn, Fang!  You described my Mom and Dad's living room in the 70s, minus the lava lamp.  I used to tell my friends it was decorated in the style of "Mid-Century Spanish Whorehouse."

I toured the other penthouse for sale recently, anyone who has been up there care to comment on why you think it is still for sale (after about 3 years on the market)?  The price per SF is certainly comparable to other high end and SOLD penthouse units in KC.

when i was up there a year ago i heard a lot of wind noise. that might not be a problem if they've replaced the windows.

Weak overall real estate market.

That and it is extremely high end. The more expensive a unit, the longer time it generaly takes to sell.

Wind was not a factor when I was there, they put in new windows but nothing else.  When we were on the patio/balcony it was windy and bit scarey!

The weak market doesn't seem to explain it as it has been on the market for three years, including the peak of the downtown residential market (2006).  I wonder what it is about the unit, the building, the area etc that are keeping serious buyers away? For those of you who have looked at it, why would you not want to live there? I personally like it but am afraid that the renovation/build out costs would quickly get out of hand, but have some doubts about its livability as well.

Anyone have any idea on what the units in 909 are going to be roughly priced at when they hit the market next year?  I wonder if this place would be much higher than similar sized units just a few floors down?

it's a big empty space that will take a lot of cash to make it livable.....that's why it hasn't sold.

I thought some JoCo people had bought this space and had plans to put 3 million into it to build it out.  Are we talking about the other $600K smaller unit?  I thought that one already had finishes and stuff, or was that just a rendering of what it COULD look like when complete?

I was under the impression that each tower was for sale, and they only purchased one tower.

One was purchased by Donnie Edwards when he signed his new contract with the Chiefs.

In 909 Walnut, there are two penthouses:  (1) Floor 31    (2) Floors 32-34 + North turret.

According to the article, the JoCo Couple bought the big Penthouse.  It is a "6,100-square-foot, four-level penthouse that takes up the 32nd and 33rd floors and the north turret above them."

Don't know anything about Donnie Edwards' condo, but I guess he could live in the Condo on the 31st Floor. 

There were two condo spaces available for purchase.

The one that was purchased by the Leawood couple includes the space in the northern tower.  The southern tower is not livable (I believe they said elevator equipment was in that tower)

The other condo space I believe is still up for sale and is located below the space the leawood couple purchased and is all on one floor.  It is still up for sale:
