Usually they wait until the city repaves the road to tear it up for utilities.

A number of hotels are rehiring/gearing back up to open.

I’m sure PV wishes they had pursued apartments before the hotel.

According to the Brass on Baltimore website, Hotel KC is supposed to open on August 27th according to their website. Not sure if that's new information.

Steel bidding is supposedly starting soon. The project is a go by all accounts.

The BizJournal has a story out about this project. These are some key snippets...

1. The LCRA approved the taxable industrial revenue bond request for the office building. Up to $70 Million.
2. Muehlebach will have 190 apartments (may not be new info) with 10% being affordable.
3. Total development cost is $160 Million.
4. The LCRA's incentives for the office-garage and apartment components include a sales tax exemption on construction materials, a 75% abatement of new property taxes for 10 years after construction is finished and a 37.5% abatement for an additional 15 years.
5. The developer will reserve 200 parking garage spaces for public use at market rate on nights and weekends. The other 210 spaces will be reserved.
6. Muehlebach is a future phase.

It tickles the brain with the variations, left side being different than right, progressing top. Very sharp, excellent corner infill. Take notes Cordish for Light buildings. Street level not too bad either but hard to tell. Is that sort of an open plaza at ground level? Maybe a blank wall along 13th, hard to tell. Need better street level views.

Street frontage, along Wyandotte - at least, appears drastically improved from the original rendering. DNA discussed that when they met with the developer early in the project. 13th Street might still be a bit of a disappointment.

Welsh said crews were previously expected to start construction this spring, but given the drop in materials prices brought on by COVID-19, the firm planned to get updated cost estimates. He expects construction to now start this summer.

Despite the economic uncertainty, Welsh said the company didn’t struggle to obtain financing for the project. It has a deal with a lender despite having no signed leases, he said.

“We have our lender lined up, so we’re good on that front,” Welsh said. “They will require some level of leasing before they fund their first dollars, but we have a pretty long runway of equity before that happens. We’re not concerned about that.”

CityScene KC did a write up on this project. There's some good news right out of the gate.

New Hotel Kansas City Looking for Love to Prosper
Officials at the new Hotel Kansas City scheduled to open in the historic Kansas City Club building this August believe love will show the way to prosperity following the hospitality industry crash caused by Covid-19.

“The interest in weddings is how the industry will come back,” said Sarah Beck, director of sales and marketing. “We want to be the hottest spot for weddings in 2021.”

The 144-room hotel at 1228 Baltimore also will be the first full-service Hyatt in the metro since the Crown Center Hyatt Regency changed flags to become a Sheraton in 2011, according to Ryan Baldwin, the new general manager.

“People have been asking for a full-service Hyatt for awhile,” he said.

Baldwin said the new hotel scheduled to open Aug. 27 will be part of the Hyatt Unbound Collection. It’s already booked a 400-guest wedding in October and 150-guest wedding in September...
