So they will be removing some of the exterior concrete to reveal the steel beams?

The Chinese place has 3 years left on their lease and they have said they refuse to move even though the new owners are trying to force them out by taking all the seating away and generally trying to bully them out of business. Good! I eat there at least once per week and will continue to do to help keep them in business

They should just offer them a better space elsewhere and help them move. A small price to clear the holdouts.

When I spoke with the franchisee a few weeks ago, he said the lease vacate offer made by the new building owners was pathetic -- something like $10,000. This was before Subway moved.

The building has now also removed the standing table by the Baltimore Avenue staircase and put up large black plastic sheeting all over the place. It's getting untenable for the three remaining food court tenants. At some point, the lack of visibility in that space might become a fire hazard. The public needs to be able to navigate to both exits, which I think the KCFD would interpret to include sight-lines.

Musical update: the new owners, in keeping with the construction date of City Center Square, have selected an all-1970s soft rock musical score for the public spaces. Just heard "A Little More Love" by Olivia Newton-John and "Midnight at the Oasis" by Maria Muldaur while waiting in line at the Chinese counter.

Nice contrast to the all-1980s pop/ new wave selections at Cosentino's, with Howard Jones and Human League on heavy rotation.

Always thought the terrace would make for a cool bar/restaurant space. Glad to see it get activated for this project though.

We may have jinxed it....

Both the Chinese place "Koko Teriyaki" and the Burger place have been closed by the KCMO Fire Marshall. Sometime before the Independence Day holiday. Still closed today July 8, and the closures look rather permanent.

Apparently, it was natural gas or exhaust related (sign says gas leak but insider says grease in the flues) -- either way this means only one tenant remains in the former City Center Square food court -- the Tex-Mex "Wrap It Up" tenant. And I believe he has a new location scouted. The three other first floor tenants (Starbucks, Dominoes, and Jason's Deli) all have separate outside entrances so they can remain during lobby closure.

Ready for the Lightwell Lobby Target Build-Out :-)

The downside to this is that the co-working space format is an easier way to kickstart new spec construction when not able to find a full time/sized tenant (thinking 3rd/Delaware a good candidate to target co-work). When existing space is converted to workspace, it takes away chances for new construction (competition for 3rd/DE candidates). But at least it helps improve downtown vacancy overall.

This 1 announcement takes half a Strata worth of space off the market.

It seems like there really aren’t more than 1 or 2 large contiguous spaces left in downtown. We are at the point where an announcement this size could pretty much only have happened at Lightwell.
