I'd rather live in Council Bluffs than north or south Omaha. So that's 70% of the manufactured homes are on the Nebraska side of the river in the CSA.

You'd rather live in Council Bluffs than South Omaha? Really? Wow, that couldn't be further from the truth for me. South O is actually kinda cool, and has lots of good Mexican fare. I'd take that over casinos and bland suburban tract homes anyday.

I'd recommend checking out Downtown Council Bluffs. There turn of the century (1900) homes, many different older apartment buildings, etc. in the area. A lot of the homes are in the bluffs overlooking C.B. and Omaha. If I want great Mexican fare, I could surely find it in the 'Bluffs as well as South O.Big Red Storm wrote: ^

And let it be noted, MANY MANY of Omaha's trailer parks are being bought up and demolished, so that number is probably much lower. I know for a fact atleast 200 have been demolished within the last 5 years, and really there have been no new trailer developments in Omaha. While in CB, many of the trailer communities are newer.
And if you're in CB ever, drive around. It's the filthiest, lowest, scummiest, "truck-stoppyiest" city/town ever. We call it "Council-tucky" for a reason.

I don't know about that. North Omaha maybe, but more development than South Omaha? South Omaha is one of the most urban and diverse places in Omaha. S. 24th looks like an upkept version of Milwaukee Avenue in Chicago. Council BLuffs does have it's nice part on the eastern side of the city but none of their projects have been all that steller. The MAC (arena) isn't doing that well, the Plaza around the MAC is a disaster. They have only had 1 restaurant open. The casinos kill all of that potential retail. People aren't going to shop. You're kidding yourself if you believe that South Omaha has more development growth than Council Bluffs. Council Bluffs had far more development in the past 10 years. From casinos, Bass Pro Shops, hotels, Mid-America Center, Manawa Power Center, Downtown Revitalization, new library, new apartments, homes, etc. Also, when I look at the calendar from the Mid-America Center...it seems to be doing much better than it was. There will be even more growth once the I-80/I-29 corridor is cleaned up. I think that will change a lot of Omahan's perceptions of Council Bluffs, which is very negative. About shopping, evidently people are shopping in CB. Go look at the growth at the Manawa Power Center. You can't compare south Omaha to Council Bluffs. CB is it's own city while south Omaha is just a part of Omaha (probably actually larger than CB). I have nothing against CB. I go over there all the time to get gas, go to the movies and some other things because it's closer to where I live than out west somewhere.
However I don't see casinos as development, they actually do the opposite. Bass Pro would be a draw where ever it is placed. The other things you mentioned about DTCB revitaliazation, new homes and apartments could easily be said about south Omaha. The big differance between the two is that one is mainly suburban while the other is all urban. South Omaha isn't going to have it's own arenas.
