Still the problem is ANY new major office building or hotel ANYWHERE IN THE METRO will get some hefty incentives. From Olathe, to Lenexa, to Lee's Summit. Why do you expect Briarcliff, which will build structured parking unlike most of its suburban competitors, should stand down and run off it's potential tentants to (about 90% chance JoCo) office parks.
This is the problem.

To a certain extent I agree with GRID. However the use of Super TIF is wrong. I believe all Super TIF's in the past approved by the city end up costing the city way more money than they bring in and very likely this will also.

I don't know how much room is left at BV, but a nice addition out there would be a indie cinema like Landmark or Fine Arts. It would really fit in with existing tenants as well as the neighborhood demos.

There is no room left for any MO forum members to criticize the incentives used for Village West. To do so would be pure hypocrisy.
At least our incentives begot Wyandotte County's citizens and government tangible benefits.
What are the benefits to the citizens of KCMO for subsidizing Briarcliff? More hotel rooms close to downtown? Please! Is that the best they could come up with? I'm hard pressed to think of any real benefits to the citizens of KCMO for this blatant corporate welfare.
also, kc also has given out equal if not more taxbreaks to projects in the core. how about your beloved wyco?

Developer wants super TIF to boost Briarcliff in Northland
Briarcliff, one of the Northland’s most successful developments, has upped the ante on its next round of construction and, as a result, landed in mayoral politics.
Developer Charles Garney has substituted a larger project, a $91 million hotel and office building complex, for a six-story office building originally proposed for the next phase at Briarcliff.
The 10-story hotel and nine-story office building would be on a hilltop near The Ravello, a 265-unit condominium development now being built. The mixed-use Briarcliff development is west of U.S. 169 and north of Missouri 9, a few miles north of downtown.

Had a quality dinner at Trezo Mare, kinda pricey. Briarcliff Village is nice to look at, but traffic is slow because the shops are boring. They could use more restaurants in order to get butts browsing the village while they're waiting to be seated.

just made my inaugural visit to Briarcliff.
for a strip mall (and that's exactly what it is) it's very nice. the form of the architecture is pure strip mall, but the materials and aesthetics of it are as good as you could hope for.
the tenant mix is pretty great - particularly if you are a rich woman. it seems like it was built solely for the pleasure of the non-working wives of Briarcliff - spas, urban arts, coffee shop, organic grocery, etc. (which, don't get me wrong, is nice)
i ate lunch at the Green Acres MArket, which has a nice little deli/soup/salad bar. i got a mushroom panini that was great but overpriced. next time i'll do the salad/soup bar. i did a little bit of shopping at the market too. it's a very nice place - especially for produce. sometimes organic produce can look a little shabby, particularly when it's not turned over often. all the stuff there looked really fresh. i thought the prices were decent too. very nice gourmet cheese/cracker/olive area. other than that it was basically like Nature's Pantry in Independence - a health food store with the usual suspects of products. it's clear they focus on carrying KC-area stuff though, which is great. i got tofu made in kansas, hummus made in KC, etc.
overall i think briarcliff is fine. if nothing else it is nicely tucked away in its little spot and the parking lot is small. Green Acres is also the closest grocery to downtown (that i know of, other than Aldi, which i refuse to go to) so i'm sure i'll be back.
so, Nota, wanna get our nails done and do lunch?

also, it's only 5.1 miles up there and it takes probably 1/3 as long to get there from my apartment as any of those stores. Sun Fresh is 4.4 miles away and 47th and Troost is 5.7 miles away.
do you shop at Thriftway?

super tiff is for the parking structure. How many suburban office buildings in this city even have a decent sized parking structure? this project may technically be in a suburban area, but interacts with downtown more than it does with barry road.
it's so easy to jump on the "kcmo is abusing tiffs" bandwagon, but there are many variables that do "help" justify the use of tiffs in kcmo.
I'm not saying tiffs are all good, but I don't think they are all bad either.
