A typcial Sam's is 130k sf. The reason is because there already is Home Improvement stores that serve the area. To the West is a Home Depot in Lansing, to the east a Lowe's in KC, KS and to the South both stores across from each other in Shawnee. There isn't enough demand in the Piper area alone to support a home improvement super store. The fact is the majority of the shoppers at Plaza at the Speedway are from southern Leavenworth and Wyandotte County east of 435, none of who need another home improvement store.
I'm going to make my prediction for the final shape of the major tenants for The Plaza at the Speedway.
Wal-Mart Super Center, Kohl's, Micahael's, Bed Bath and Beyond, Ross, Gordman's, Sams, Office Max, PetSmart, BestBuy.
My prediction came to pass. The Sam's Club has taken the spot slated for a home improvement store on the opposite end of the center from WM. The city just issued the building permit.
I think once the sams opens the office max/petsmart building planned for adjacent to the best buy will finally commence construction.
Building permit for Logans Roadhouse also issued.
I went to VIP opening for the new jack in the box prior to its grand opening. It was freaking packed. You could order as much food as you wanted and it was all for free. I invited a friend and we ordered like forty dollars of food to go. LOL!
