Port KC will add a beer garden to complement Berkley Riverfront hotel, KC Current stadium

Berkley Beer Garden will open in 2024, according to a release from the Port Authority of Kansas City.

It plans to be operational around the same time as the Kansas City Current's $118 million stadium and The Thrash Group's Origin Hotel, both under construction. A riverfront streetcar extension is set to open in 2025.

Thrash Group will develop the 8,200-square-foot, two-story space, but the beer garden will be publicly owned by Port KC. The beer garden will sit on half an acre in what's known as the grove, across Riverfront Drive from the hotel.

I don't drink anymore and haven't for almost 3 years now, but this is a place that I would frequent if it gets built. One of my favorite places to go in NYC is the beer garden under the Highline. I really hope this and the bridge park over The Kaw are as cool as their concepts.

Port Authority is basically saying "F-it hold my beer, we're going to develop the Riverfront ourselves". They announced the street car extension from River Market down to the stadium. Plus I'm guessing they will work Bally's to secure funds to have it run over to the Casino as well.

Love the "can do" attitude they are marching with down there. Hope it will spur some more development into the East Bottoms just South of railroad tracks down into where J Rieger & others are, as well as march up the hill South into the neighborhoods on the East of River Market (old NE, Columbus Park, etc.)

I’ve heard criticism of a big parking garage here, but I think it makes sense. This is the perimeter of downtown connected by transit and a major attraction. It makes sense to have a park and ride type place here.

Considering the hemming in of the SE corner of the site too, bordering both an interstate and a class 1 RR, it makes so much sense to use that area for parking. Huge noise pollution generators that wouldn’t be very welcoming to residents or hotel guests. As long as parking is isolated to that back corner I’d say this is a huge win

Agreed I have no problems with this. It’s better than a big surface lot. Like it or not, the stadium needs parking. This we’ll help pay for it as well as make use of it on non game days.

Those last two items are hard sells. Debt markets for office is dead. Hotels is close to dead and a non affiliated is going to struggle hard

I think SKC missed their chance for the river front. A real shame. Maybe north loop in 10 years?

Sporting is currently developing plans to expand CMP. I don't think they're moving unfortunately

KC's riverfront streetcar extension could net millions through special taxing district

The Port Authority of Kansas City has started advancing a key funding tool that will support the future 0.7-mile streetcar extension to the Berkley Riverfront.

The port's development committee on Monday recommended in favor of a draft petition that would establish a new Port Improvement District (PID) around the entirety of the riverfront. The district would redirect different tax revenues to support operations and maintenance for the $34.9 million streetcar.

Officials previously estimated that the riverfront's PID could produce $22 million to support the new streetcar over a 30-year period.

Rail deliveries for the riverfront streetcar started in early March, and construction on the extension could start later this summer. The new route will stretch from the streetcar's current northern terminus at Third Street and Grand Boulevard, across the Grand Boulevard viaduct to the middle of the Berkley Riverfront.

The 0.7-mile route is targeted for an opening by the middle of 2025, not long after the streetcar's 3.5-mile southern extension begins operations.

I'm trying to visualize what such a development would look like if all these components are realized. 1500 parking spaces alone. In terms of towers and height, any guesses?

Well the 1100 Oak Street garage by P&L is 1395 spaces in roughly 7 stories. But the parcel for the RFP is quite a big larger. (Roughly 1.5 acres versus 5 acres) It seems like you could fit most of the 1500 spaces in two levels underground, which would be quite expensive. Then the surface is an open canvas.

Or you could have a prominent tower with residential and street-level activation fronting Berkley with the garage built vertically near the railroad/interstate on the SE end of the site with access from Lydia Ave. I could see 12-18 stories, but not 30.

The railroad crossing their is going to need to be revamped in some way regardless. (And we can dream that the railroads see profit in realigning the single track and selling the land to expand the district.)

I have taken some existing structures and plopped down on this land parcel to see what would fit. I used the City parking garage at 12th and Oak (1395 parking spaces) on the east side of the parcel, and plopped the Power & Light Tower on top of it on the north part of the garage. To the west of the garage I plopped the Crowne Plaza Hotel and garage. On the southwest part of the parcel I cut and pasted parts of the Power and Light Apartments at 11th and Baltimore, and then added some retail up to the streets (in red). Combining all these buildings would meet the criteria and fit on the parcel.

I would imagine to accomplish the task, there would have to be some towers of size.

We could be talking about a $35-$50 million parking garage.

They aren't going to build ALL of it.
