Impressively affordable for downtown.
that's less than my 3BR home would rent for in the suburbs (I'm the same distance as Westport from downtown) and that's not normal. Normally downtown is smaller and costs more than my neighborhood.

It is subsidized, Sherlock, by Low Income Housing Tax Credits. The rich get richer and the poor get a decent place to live.

Nearly every neighbor I have who over 50 years old complained that they are not providing enough parking here. A lot of progress has been made on construction on these apartments. I noticed what appears to be a new retail building being erected on the north side of 5th Street at Charlotte.
I also noticed that a new house is being constructed on the SE corner of 5th and Troost.

The retail building is mixed use, lofts on the second floor. According to the developer's last presentation to the neighborhood, the ground floor is going to be a free space for the community. The previous plan listed the commercial space at $25 per square foot. The building at 5th and Troost is no house, but an office and photo studio. Because it sits on contaminated land, it cannot be residential. But you can spend all day and night there working, if you like.

I'm not sure. I believe there was some type of environmental remediation done. The land changed hands a few times in what appeared to be shady deals.

This was a MoDot facility where they stored street repair matls and vehicles, and serviced vehicles.

Pro tip: Have the Saturday night chicken dinner at North End during Italian Fest at Crown Center.
Also, they are apparently expanding the outdoor seating and enclosing part of it to facilitate year round service.

Chicken dinner is normally packed all night long, with waits for a table, place was near empty during Italian Fest.
