I saw them this evening, too. They were very cool. The way the spire pyramids were lit gives them a surreal appearance. From bright bases, the surfaces fade to dark toward brightly lit tips. The appearance is very similar to the rendering in the project database on this site,
http://www.kcskyscrapers.com/albums/con ... dering.jpg
but the transition from light to dark isn't so abrupt. To me at least, they have the appearance of glass pyramids lit from within.

the new windows have made a huge difference in how the building looks during the day. Its much "crisper" and cleaner looking. This is going to such a nice addition to the skyline when it is occupied.
Are you sure we're talking about the same God here, because yours sounds kind of like a dick.

We know this is going rental first for everything except the Penthouse condos, right? Any ideas on what the rents are going to be? From the advertisements on the street, it looks like they are going to be pretty upscale, with granite countertops and all of that.

I'd say these will probably be some of the highest rents in downtown.

I hope there isn't a problem filling these up. With lots of buying options available, I wonder about the viability of luxery units with high rents. I'll be anxious to see what happens.
This would be a very cool place to buy a unit, when that eventually becomes an options. Perhaps this is something I'll shoot for.

Past estimates when the project was introduced were $1.25/sq ft/month. Most other stuff for rent in downtown doesn't go over $1 per ft.staubio wrote:We know this is going rental first for everything except the Penthouse condos, right? Apologize for the blur...this was the best I could do. You use some amazing angles to hold a still shot w/o a tripod.

whoah, that pic looks very gothic/creepy for some reason (from the yellow night, to the intense neon COMMERCE, to the crazy sharp spires). Nice ![Very Happy :D](./images/smilies/icon_biggrin.gif)

Rents won't be high overall
Although the rents will average about $1.25 PSF in the building to start, since these are not lofts with too much wasted space, the actual rents per month are very comparable, especially considering the amenities. THe one bedrooms will go for about $800 to $1700 (for a huge unit with a private patio) and the twos are about $1200 to $2500 (for a unit with a room thats got 54 feet of length in uninterrupted space). ALso, bear in mind that with the Landlord heating the water in the system in the winter months, and with the new windows and the height of the building, electric bills will be minimal, ust the cost of lights and running the fann in your HVAC unit. I'll try to post some "sneak preview" pictures I took last week. We had a commercial broker's Texas Hold'em tournament last week and they were falling all over themselves about how nice the units were. In fact, a developer there who is currently working in the PLaza said (no kidding) "I wouldn't live in the condos I'm building on the PLaza, but I would rent one of these units. You guys have hit a real home run."
Things are looking UP!

looks great! i'd love to live in the 700 sq ft 1bed/1bath for $700 a month. that doesn't seem expensive at all - and you can live on the 23rd floor! ![Smile :)](./images/smilies/icon_smile.gif)

Hell that's just 200 more than I'm paying now w/ my measly grad student salary. Get me a job in KC and I'm moving right in.

i pay $580/month for a plasterboard crackerbox in a cheaply constructed but new-ish apartment complex in Columbia. i can't walk anywhere and the units are crumbling after less than 5 years. ![Confused :?](./images/smilies/icon_confused.gif)

Providence Hill, next to Reactor Field.
paying $700/month for a unit in 909 Walnut seems like an absolute steal.
