Kinda saw this one coming. I mean nobody needs office space right now and they are not really adding a lot of employees to KC after the merger. The HQ expansion never made sense. Sounds like a land grab to me. This should have been developed as residential.

That's going to stay a parking lot forever now.

So according to the tweet, there will be buildings, affordable housing, and offices...? Why then the shit plan for a pocket park and more parking? I'm kinda confused. How can you tweet that and then in the next month come up with what was given the other day?

Watching the Transportation, Infrastructure and Operations Committee hearing. Excited to see initial renderings for the lots at 12th and Broadway. Housing and KC Southern office expansion.

Boy is there a lot of differing information with this one. So is the Plaza Phase 1, or was that just a placeholder concept that won’t go anywhere? Or maybe the residential gets built along with the Plaza and then a chunk of the Plaza gets taken away when the new office building is built? I’m interested to hear more regardless. What I like, so far, is that both the residential building and office building have full street frontage on Broadway.

Yeah frontage is great but quality hill has a great design theme going. Naturally this completely ignores that.

Could they not use Brick instead?

I watched them present this today.
Phase 1- pocket park within 12 months of signed agreement (where office building will go).
Phase 2- 255 apartments kickoff 18-24 months after completion of BAP remake.
Phase 3- office as needed by developers to replace pocket park

That was how staff presented it. But after they press that info, Lucas told them they should remove that requirement because finding the $110 million to do BAP is not high on his priority list.

So, who knows what will end up happening

This timeline makes me feel like the residential building won’t be completed until 2030. The market will likely look radically different by then too, so will their hands be tied to move this up in phasing? It’s such a strange approach. The residential should be built as part of phase 1 to capitalize on demand and actually have something other than a parking lot there. The plaza can remain but at least linking the plaza and residential in phase 1 would yield a better result and get them some cashflow rather than sitting and waiting.

Burns and McDonnell is the architect.

Here are some additional renderings and site plans from the presentation. It would be nice if the phasing could be moved up so that we get this stuff sooner rather than later. Some surface parking will remain, but at least it's hidden by the residential building. Also interesting to see the new office building has some patina colored copper fins on the facade - an ode to the copper components of the current KC Southern office.

Let's do it. Tired of seeing this surface lot. I'm not holding my breath for Phase 3 but the park is better than what's there now and it's prepped for at least something.

I just don't get why the timeline of this is so far out. And you can typically add many years to whatever timeline developers say. Seems like a lot of effort for buildings that won't go up for at least half a decade and 90% of the time projects that are to break ground that far out from when renderings are released, they die and never happen.

Debt market is dried up. Getting financing in 2023 near impossible and the developers I talk to worry that in 2024 market will be recessed.

Merriman has access to capital through Financial Holding Corporation and Americo. He has overseen the financing of some big real estate deals.

I like detailed renderings. The vertical green fins are interesting. Also the white building looks like it is some kind of brick! (just not red)
