Exactly my point. A great downtown is full of public amenities that are well used. Our few parks and public areas are shabby and unused. Nothing will change until the city knows there is a demand for improved and expanded public space. Apartment buildings full of private amenities don't benefit the future of our public amenities.
I don't disagree with you, but we have to fix them. KC is notoriously bad at parks. Why wouldn't I moved to a place where I can be outside?

KC always wants the builders to subsidize everything. Just build a nice park and pool and take care of it.

Each project pays a few hundred thousand to low millions to the Parks Department.

There was a recent survey by parks on what people wanted to see. I put two things

1. basic amenities must be in in all parks. play ground, trash cans, benches, restrooms, trails, with some caviets. maybe 100% of parks get a bench and trash can at all entrances/corners while restrooms go in every park over 1 acre

2. every park needs something you would pick that specific park for. outdoor fitness equipment, a stocked pond, a skate park, a dog park, a specific kind of sports field/court

They also own the lot directly east of the white building

The lot on the NE corner of that block is separate ownership

I don't know if I'd trust website availability. My market surveys consistently show higher vacancies that what property websites would indicate. Artistry is closer to 37% leased (and less than in terms of physical occupancy).

I would imagine that not all websites are accurate. However, for a few of these the owners/developers have directly provided numbers that confirm accuracy.

Yeah hopefully it will pick up soon, I feel like as more stuff is coming to east crossroads it should pick up still feels a bit on the periphery as is.

Typically rentals slow down approaching end of year but this isn't a typical year. Will be interesting to see Q2 multifamily occupancy reports. Cushman and Colliers usually release Q2 reports by now but don't necessarily release MF reports every quarter.

It's mind boggling to me how quickly the downtown apartment market absorbs new projects. Who would have known there was that much pent up demand 5-8 years ago.

This is especially true seeing that there aren't a lot of new jobs coming downtown that are creating additional demand.
