Wonder if that helps to bring some life to the apparently-vacant 3 story apartment catacorner from the new OC location.

Isn't OC's current location owned by Redeemer? If so, given Redeemer's actions with the Katz bldg maybe they are cashing in on streetcar development. I would hate to see that corner lost but if it's in the service of something more dense then maybe it's ok.

I can't imagine anything adjacent a stop is going to stay single story for more than a decade. I'm assuming there will be a stop at that intersection. Didn't look it up.

I'd much rather see the CVS torn down and replaced by a larger building. The terracotta details and light fixtures on the Oddly Correct building are really great. If nothing else, hope they can save the shell and expand.

Redeemer does own the current OC location. AFAIK the Katz building was sold because Redeemer couldn't find a permanent, rent-generating use for the building and the utilities and upkeep were unsustainable.

I would also hate to lose the Jack 'O Lantern Ballroom behind those retail stores. It was originally known as Morton Hall. The actress Joan Crawford used to go dancing there with friends. It was also home to Westport Ballet for a time.

Used to be a ballet/dance studio. Was much more visible before the CVS was built. Perhaps, it will be visible more again if they ever tear it down.

Holy Redeemer Church used to rent it out for wedding receptions and events. I assume they still do.

The article focusses on the neighborhood opposition (which I think is pretty much limited to just the properties behind this development). Objections over the height and lack of parking. The developer expects apartments to be rented for under $1,000. If the size was decreased and more parking provided, then the complaints would be over affordability/gentrification. At least it sounds like Manheim Park is behind the project.

I would think that the building fire from the homeless camp on this site would push some neighbors more toward supporting this project.

I think this may end up like the MAC four corners project. The process may get drawn out due to some neighborhood objections, but it should still get done. I think there is enough support and desire for development on Troost, that it can push past a few noisy NIMBYs.
This is headed back to CPC on 2/16 for zoning envelope approval. Hyde Parkers are still doing Hyde Park things - namely demanding parking in excess of city requirements. And the building is still too tall for them. They're also convinced that the project will eventually become subsidized and poor people will live there. (But otherwise they're strongly pro-affordable housing).

Interesting. Will they offer any market rate? I can understand the slight fear, as if they have lived there long enough they know the history and seen the neighborhoods turn. It's coming back strong which is awesome for everyone, but trying to ensure the long term stability of the neighborhood

AFAIK the units are market rate but would be fall below affordable thresholds.

That said, a percentage of subsidized units is emphatically not jeopardizing the stability of anything.

Apartment building next to KCPD Central Patrol (only other building left on the block) has a zoning compliance letter out. Indicates the building is under contract and/or in DD.

It's a grand old high rise with tremendous redevelopment potential, especially now with the Troost Village redevelopment adjacent. The skyline views to the north are epic.

Could be worse. They could have leveled multiple like east patrol.
