That doesn’t mean it’s financially productive, or contributes positively to tax coffers for either the Municipality, County, or State as compared to the inputs required from taxpayer funding.

Also for context I live barely 3 miles away from here. It’s not like I’m snubbing my nose. I’m literally a resident that’s affected by this development.

Nothing here is worth much of a dedicated trip, and I’d have to drive between multiple places to patronize multiple, and 6 lane stroads make it more hassle than it’s worth to go to stores that have similar equivalents closer to daily uses for myself and majority of OP and JOCO residents.

I know it's Prairiefire and I shouldn't get frustrated at this area, but I do want this to succeed for OP. Approving two drive-thru businesses with no indoor dining options is not the way to do this. City staff recommended denying the plans, but they were approved 6-5 by city planning commission and then passed by council

“Although this is not a perfect — I would say very far from perfect — solution here, this is one that I think is probably the best we’re going to get,” Commissioner Holly Streeter-Schaefer said, explaining her support. “I think we need to fill out Prairiefire.”
“These businesses are solely to attract automobiles, and it does not feel in line with our intent and desires as a city for this site,” Commissioner Reyes said. “It just feels out of place.”

Commissioners also fretted over what they felt was a crowded lot and questioned whether smaller buildings like these without room for customers indoors could have any redevelopment potential if Dutch Bros and Salad and Go eventually left.

At one point, there was a motion to follow city staff’s recommendation to deny the revised development plan for the drive-thrus, but that motion failed for lack of sufficient support.
In the end, the voices supportive of the development plans in Prairiefire won out, noting that some concessions have been made with other projects within this particular mixed-use zone.

Commissioner Thomas Robinett in particular referenced Andy’s Frozen Custard, which directly neighbors the property within Prairiefire and also caters to drivers.

Out of place? Ha, the horse was out of the barn and bolted a long time ago, a bit late now guys. That area is one of the most car centric areas of an already car centric county.

I can see why this place has had trouble building out though. It doesn't work well. It's a very strange, compact, and easily overlooked new urbanism type development surrounded by a huge sea of more visible and more easily car accessible development. The very few times I've been to Prairie Fire, the parking lot is almost completely full of Missouri plates as highway 150 brings in the south/southeast Kansas City and Grandview crowd as it is the most easily accessible movie theaters for them.

Plan submitted for a hotel at Prairiefire. The actual plan set has yet to be uploaded, but I imagine it will be soon.

I see Lava Island (what was supposed to replace the defunct Amazon Fresh building) has had no construction started yet. Guess that's been cancelled or extremely delayed.
