We now have some project specifics (thanks to the LCRA agenda).
- 41-story residential tower with 600 apartments.
- 10-story, Class A office building with 250,000sf of space.
- 60,000sf Arch archive.
- 52,000sf of retail space (overall).
- 35,000sf food hall and winter garden.
- Amphitheater.
- 1000 space parking garage underneath the residential tower (2 floors below-grade, and 3 floors above-grade).

LCRA agenda also confirms that they intend to designate Cordish as the redeveloper of the property and authorize the 20-year, 90% tax abatement for the project.

It's interesting to read the comments from St. Louis residents about this project, overwhelmingly positive, with many expressing gratitude for the improvements to their downtown. It’s a stark contrast to the sentiment I often see about downtown development in KC, where criticism tends to overshadow appreciation. I don’t think our community fully realizes how fortunate we are to have the downtown we do. something many cities would love to have. That’s not to say our work is done, but we should recognize and build on what we already have.

Well for one thing, the proposed buildings are a lot more attractive than anything Cordish has built in KC.

The LCRA approved of this project at their February 25th meeting. The measure will head to the Board of Aldermen after the April elections for approval.

The Lamar Johnson Collaborative is the architect.

Just seems a waste to not remodel the cylindrical hotel tower into residential rather than tearing it down. It is sort of a landmark in a way.

It’s not in the best shape. Developers I know in St. Louis looked at renovating it but said that between the circular floor plates, mold, aging water infrastructure, plants growing on the upper floors, aging exterior, and the shoddy 60s construction methods, it would be cost prohibitive to renovate.

Good reminder. Sometimes I think we all forget just how ripe the 60's and 70's were with shoddy construction. Nearly all collapses and other failures are in structures from this era.

Well the first two were built at least partially in the 70s.

The UMKC apartments didn’t come close to collapse as far as I am aware.
