Re: Westport
Heard some chatter about the Embassy Suites closing and being torn down by St. Luke's. Anyone know if this is true?

Hate to see a building that large demolished. It's as big as the President Hotel or the old Muehlebach Hotel building.

Re: Westport
Why tear it down? I mean it could use a remodel for sure. But it does great business. As it is brand name hotel close to the Plaza. I could see if like St. Luke’s owns the land or something and they want to expand to it. But they could easily build on the surface lots in the area they own for that.
What would replace it? Residential? How about building out the developed plans for Manor Square first that have been around for a decade or more now

Re: Westport
Medical centers are often land hogs. Often for parking because they employ thousands of people. In cities like KC with inadequate mass transit, the employees all drive and need a place to park.
The lack of dense housing around the medical centers contributes to the problem. There is usually a significant portion of medical center employees who are single and would benefit from having apartment buildings near the campus. This would cut down on the need for so much parking.
I worked for a very large medical center in NYC, and they owned many of the apartment buildings around the campus for their employees. It was very convenient for their workers--especially those who worked shifts that would end late at night. It benefitted the hospital during severe weather events when employees who lived further outside Manhattan had difficulty, or the inability, to get to work.
If St. Luke's buys the hotel, they should remodel it for employee housing--not tear it down. However, its best use is to continue as a hotel.

Study finds this KC neighborhood's tax productivity trails only the Plaza
https://www.bizjournals.com/kansascity/ ... &empos=p13...
Third-party analysis shared this week by the Westport Regional Business League (WRBL) found that the neighborhood ranks as one of the city's highest tax generators per acre. According to economic research firm Urban3, Westport generates about $9.6 million net in city property, sales and earnings annually, ranking as the city's second-most tax productive neighborhood, behind only the Plaza.
Urban3 determined that Westport has close to 11 times as much tax value per acre as the citywide average, or $804,296 an acre in a 94-acre area bounded by 39th and 43rd streets from north to south, and by Southwest Trafficway and Main Street from west to east, versus $76,277 an acre across 176,000 city acres. ...

It is on hold but I would expect to hear more news in late 2025. The current owner still plans to develop it.
