Really disappointing to see the ground floor entirely taken up with parking a block from the streetcar. Similarly, putting a garage entrance on 31st should not be allowed. Garage entrances should be on side streets.

Think car hole on 31st must be because Grand is one way north so if car hole was placed on Grand all the cars leaving apartment garage would wind around residential neighborhood down Grand to 30th.

Grand is two-way for the stretch that's immediately adjacent to the current parking lots, so that *shouldn't* be the reason why the design has an entrance on 31st.

Made an updated version of this a bit. Building 5 isn't included in this because that's a half block east. When complete, it'll be obvious these are all sibling buildings but the variations in their designs will help make this feel more "organic" in a way. It's also good to see just how much the design changed from the initial submission.

Looks much better, really going to help tie in martini corner and union hill to Main Street and the streetcar

Project unanimously approved at the Planning Commission today. Renderings presented showcasing the transformation of 31st Street.

I love the very uniform exterior. We should be building more all brick buildings. The trend of the throwing darts at different facade materials and then slapping them on needs to go away like yesterday.

These look nice. What is above the short portion on the left of the picture? Is that the pool? Would be a nice place for a restaurant with rooftop seating. I'm a little surprised these weren't a few stories higher. You would get great views of Liberty Memorial and downtown.

East on 31st from the alley between Main and Walnut.
The developer sent out these renderings to people who had attended the October public meeting - it's hard to tell for sure from the development plan, but I think that's just going to be patio space for the adjacent units (and if so, the design kinda-sorta matches what's in place for the Luxe units along 30th).beautyfromashes wrote: ↑Thu Jan 16, 2025 10:42 am These look nice. If anything, the design got a bit shorter from the initial renderings; that's a byproduct of the updated design following the existing zoning (and the Union Hill design guidelines) for the parcels it's on.

Upgrading the current traffic calming is a +++. Eastbound from Main the merge from 2 lanes to 1 is confusing to those not familiar with street. Walking down the north side of this stretch is currently so hostile and exposed. With this development and the proposed trees(if they are kept alive) will make a huge improvement.

Does the future more permanent traffic calming include bike infrastructure? I don't think it does...but 31st is a pretty good east west connection...or could be. Avoids most of the hills, connects to the park and streetcar. Isnt Linwood.
