It's a themed thing more than anything. Have special drinks in a classy space that feels exclusive. Plus it sounds better than "Basement Bar", which sounds hoosier to me.
Yeah pretty much. Just another term for a cool space for upscale cocktails

I understand and it was asked in jest. Just another marketing term misused by the real estate industry along the lines of 'lofts' and 'luxury'. We already had the term 'cocktail lounge' which sounds classy enough.

I only skimmed the article but it didn't seem like it would be open to the public, just an amenity space for the guests but I could have misread.

Would Joco people take a park-and-ride Saturday only transit option to/from the OP Farmers Market? I think if it looked cool/cute, it could be a family thing for people down there.

Farmers Markets these days can generate more gridlock on a weekend than most concerts.

No way would families do this. in todays age with car seats and regulations I would bet my life a park and ride in JOCO would not work.

Some new things are coming soon to Downtown OP. I don't have then plans on hand for it, but Interurban Lofts Phase 2 will soon be built just west of the current building.

Here are what I have renderings for.

Padel KC: Northeast corner of 77th and Floyd. KEM Studio is the architect. The site is currently vacant.

8036 Metcalf: Large grassy site located on Metcalf just south of the new UMB Bank and Atomic Cowboy building. 224 apartments, 5150sf of retail space, and 338 parking spaces (59 public). Most parking will be underground. BRR is the architect.

Good noting this. Had this in the drafts and just got around to finishing it:

Overland Park City Council have limited apartment height to five stories in RP-6, the highest-density residential zone. The previous four story minimum has also been eliminated. Finally, they've restricted where RP-5 and RP-6 zones can go: not adjacent to single family zones, and not in the "Suburban Neighborhood" and "Rural Transition Zone" areas in the comprehensive land use plan. Kudos to a minority of the council for well-stated arguments against this change.

Design slightly revised. Apartments went up to 226 and retail space went down to 5000sf.

OP has built up a nice little urban center there. Are there any plans to make Metcalf a little less hostile to pedestrians through that area?

They've done a couple of things like adding crosswalks on 80th and 81st. But I don't think there's a road diet or anything like that planned. It does really confine the area if you have to cross eastward on a busy road.

Between the connection to 635 to the north and the stroads to the south, it's doubtful Metcalf will ever be truly walkable.

I'd go for underground walkways like they have across from Ward Parkway Center.

go Vegas style and have those overpass walkways with escalators & elevators. Would have to cover them from the elements in some fashion. But give them a bit of an arch and decorate them with LED lights and perhaps signage for "Downtown Op" something like that. So it makes it seem like a bit of an art piece welcoming you to this distinct neighborhood.

Kidding... I do genuinely like a pedestrian bridge/walkway more than a tunnel. Feels safer to me for whatever reason
