Are they picking off properties from SS&C who has no desire to do real estate? That would match all the QH talk.

Hopefully. That would be a good thing. We need to just keep pumping everything we can by summer 2026 to make the city look as best as possible. Got one big shot to prove it on a big stage finally.

it has always amazed me how little retail/restaurants are in QH for how many housing units there are.

Especially with the convenience store at 11th closed. There could be so much more on this stretch.

I hope they can get control of the former Seiden Furs building and renovate it before falls to demolition.

Exact 802 LLC — which includes Exact Architects, Select Sites LLC and MR Capital Advisors — proposes 39 loft-style apartments and 4,453 square feet of commercial space in the eight-story Carnival Building at 800-802 Broadway.

It now is scheduled to appear next week before the city's Land Clearance for Redevelopment Authority to request a 10-year, 75% property tax abatement in connection with lower rent levels proposed for the new residences.

For 802 Broadway Lofts, Exact 802 LLC envisions 12 studios, averaging 450 square feet; 21 one-bedrooms, around 575 square feet; and six two-bedrooms, at approximately 950 square feet.

Studio rents are planned for residents earning up to 67% of the area's median family income (MFI), or about $945 a month, with one- and two-bedrooms rents targeted for those making up to 77% MFI, or around $1,195 and $1,425 a month, respectively.

On the commercial side, the 802 Broadway Lofts are proposed with a 3,149-square-foot lounge or restaurant on the building's lower level, plus two commercial suites at 625 and 679 square feet on its ground floor. The project will lease parking from other nearby properties.

Wonder how they can make that first floor accessible for retail with that major flight of steps at the corner?

They will probably rebuild the loading dock in the back to make an ADA ramp entrance, or some sort of mechanical lift.

I work a block north of here and had wondered the same. I looked the other day while walking by and noticed there is another door to what appears to be a street level vestibule with an elevator inside just south of the main corner archway door.
