Martini Corner near 31st/Gilham

Discuss items in the urban core outside of Downtown as described above. Everything in the core including the east side (18th & Vine area), Northeast, Plaza, Westport, Brookside, Valentine, Waldo, 39th street, & the entire midtown area.

Orange by Devoured is opening this weekend at 325 E 31st street. Definitely adding it to my pizza rotation. I'm hoping Ludo's will be cool with bring it in too.

New residential development plan on compass today on the empty lot behind the row of empty buildings at 31st & Main.

The apartments are called "Streetcar Lofts" and the plan calls for 240 units.

I'm not sure who is behind it.

Looking at the locations identified in the plans, there are 4 distinct lots in this along 31st...
  • The corner behind 31st & Main (in the streetview)
  • A large parking lot across from KCPT
  • A smaller parking lot across from KCPT
  • NE corner of 31st & McGee

Will be interesting to see what’s planned and compare it to what I had planned at 112 and 206 East 31st

Great news, but I am surprised about Walnut with the unknowns of the future of NE 31st and Main.

The elevation drawings callout ground floor storefronts on the 31st side and side streets but the plan drawings don't seem to support that. Not very promising if its all just parking. Need to push for retail on 31st as much as the grade would allow (certainly a challenge). Parking entrances on the side streets is promising.

If this is the same project I heard rumored recently, the developer is planning 1 parking space per bedroom. Basically entirely ignores that it is one block from streetcar except in the name.

EDIT: Not sure if this is the same project, Compass showing 210 parking spots for 240 units.

EDIT: This project is really disappointing on the ground level. For example, it does not have a ground level.

Sorta dungeon like. Even the units with glass blocks seem like a jail. Guess I would have to see in person to be fair.

^ Bizarre! The one bedroom virtual tour had no windows, the 2 bedroom may or may not have had 2 tiny windows in the living room – hard to tell but seemed to have blackout blinds on them, but no other windows. Studio had lots of glass block but, whew, milktoast.

Are units without windows even legal? With SFH if you finish off the basement in order for it to be legal even if you have the usual small windows you must put in a deep well egress window to be legal. In these apartments if there is a fire in the hallway there would be no escape.
