Does it matter? It's STAR bond shit. Which means Top Golf is getting one hell of a deal, probably something they can't pass up. Nothing to lose.

There is just no other reason KCK is landing stuff like Margaritaville, the Mattel amusement park etc. I don't care how much critical mass you have out there, those companies would not give western KCK a second look if they were not handed a huge check up front to basically build a no-risk project. It's why Schlitterbahn came there. No risk and no oversight. Why else would Schlitterbahn choose anywhere in the Midwest for a location outside of TX, let alone the demographics, weather etc of western WyCo.

It's crazy that there is still no other state doing anything near as aggressive as STAR bonds to build suburban sprawl.

Yeah, I can't stand the entire idea of STAR bonds and can't believe the public doesn't push back more on how they are used, especially the STAR bond projects in Johnson County. Talk about corporate welfare.

Top Golf is also doing poorly as a busy. Same store sales down 11% YOY and the events business is doing even worse. Dont need to worry about that though bc corporate events will be non-existent in WyCo.

So is the affluent residential population. Top Golfs are typically near very affluent suburban or urban areas or near hotel and business districts for the corporate and convention crowds. Western KCK is none of those. If Top Golf were to open a new location fully on their own dime, I guarantee western KCK, would not be in the running for a location.

Nothing about that area makes any sense to me unless you look at how much state money is handed to developers out there.

Agreed. Top Gold recently opened a location near downtown St Louis and had scoured downtown KC over the years.

I'm always amazed at the development around the Speedway & Village West. They are packing everything they can out there and sleepy towns like Piper, Basehor, Tonganoxie, Bonner Springs have started to grow with new residents. That is where the sprawl is growing. But I'm betting they are looking to lock down the "country club set" and "finance bros" that live out in the Western JOCO. All of those mega housing projects in Western Shawnee, basically all that growth from 79th St North and West of 435. They go to the Legends area a lot because it's closer than than all of the development along 435 & Metcalf, 119th, and 135th areas. I mean it makes sense to bring those amenities out there as it can be a hassle for them to go South at times. More more convenient to go to Legends. Plus you get a fair amount of people from the Northland who live out by the Western Loop of 435, i.e. Parkville area and there is a lot of housing going up over there. So I get it.

But as you mentioned it is not poised for business/corporate events. Maybe that changes a little once the Panasonic plant is running and there are other businesses around the area. Maybe they are looking to provide something more as a destination for Lawrence folks as well for a weekend spot you can go and spend the day but not have to stay overnight? I'm just throwing out ideas as to why.

Star Bonds for sure drive all that growth out there. I mean you'll have Mattel Park, Margaritaville, a Bucee's all kinds of regional draw beyond what is already there.

And all of these out of town visitors will think they've time traveled to 1984 if they accidentally drive 5-10 minutes east on State Avenue. No STAR bond projects going in down that way. Not to mention the empty Indian Springs site.
