Levy at Martini Corner (NE Corner 31st & Gillham)
I feel this project deserves its own thread due to the size of the project, location, and potential to spur additional projects in the near vicinity.
As posted in the "Martini Corner" thread a few months back, this is for the proposed 6-story apartment building at the Northeast corner of 31st and Gillham. Plans call for the demolition of an existing building (old Velvet Freeze) and in it's place, a 5-6-story building with 163 multi-family units, structured parking, restaurant (4900sf fronting 31st), and resident amenity space.
MW and Garrison Companies is the developer. Clockwork is the developer. No word on cost yet. Compass lists the project at 24% completion with $136 in fees still needing to be paid.
The renderings, floor plans and elevations shown here, as well as the unit count, come from plans submitted to the City on October 16th and are available through Compass. Since the initial finding of the plans in September, the building has received additional balconies but the overall design and massing remain the same.

This project replaces Epoch Development's "31 Levy" project, which was to have 122 apartments. The building was to be designed by El Dorado and include the redevelopment of the corner structure. The new project features 46 more apartments than the previous proposal.

Renderings...The Levy at Martini Corner is a proposed market rate multifamily development to be located at 506 E. 31st Street, Kansas City, MO. It will involve the razing of the existing buildings and the new construction of a single building on the site. The initial user of the property was the Levy Brothers Meat and Provision Company in 1925, hence the project name.
The site is in the middle of Martini Corner, a popular restaurant and bar destination. It is just a few blocks from Hallmark Cards Headquarters and Hall’s Crown Center Mall. A number of apartments have recently gone up in the immediate area and have been leasing very rapidly. It is only one mile to the Crossroads and 2 miles to the CBD and the Power & Light Entertainment District. The site is within an Opportunity Zone.
Upon completion, the project will offer a total of 163 multifamily living units in a 7-story building (5 stories of wood frame over a 2-story garage). The U-shaped new construction building will consist of 163 luxury living units and a 5000 square foot restaurant/bar space on the corner on the ground floor. The new building will have a plaza facing west to capture the sun and the views in that direction. A pool, outdoor kitchen and glass-enclosed fitness room will be on the deck.

BAD: Looks like a garage entrance was added to 31st street.
GOOD: restaurant and fitness spaces swapped with the restaurant now on the corner, entrance on 31st instead of Gillham

What is the red cladding? Brick or some cheap stucco panels? Units on the top 3 floors of the north end will have nice views.

Yielding totally down. For some reason, I was thinking this was a partial re-do, that they were going to at least use the concrete structure and build onto it. I guess not. Clean slate.

Taken down and nothing has occurred for months. We *should* (based on what the neighborhood association has been told) see construction begin on this in a month or two. While there hasn't been any permit activity in a while, the Compass project has recently-updated plans for platting.

I think just about everyone doing market rate developments are waiting for the Fed to lower interest rates before starting to take out any new construction loans. So I wouldn't be surprised if nothing happens until later in 2024. Hopefully the Fed will lower interest rates 0.5% in June. But my money is on no reductions until September.

I wouldn’t read too much into erosion prevention measures.
