I've been watching that parcel for several years hoping a developer would do a project there. Its location is near bus lines, and close to a bank, CVS, Family Dollar, and a grocery store. There are a couple of other parcels nearby that need to be redeveloped.

Did anyone else make it to the NE Historic Homes Tour last weekend? I went Saturday morning and was impressed with the turnout, the coffee/pastry truck and tents, and (as always) the dedicated and passionate neighbors/tour volunteers. Felt lucky to finally see the interior of 3616 Gladstone; surely one of the most unique and beautiful homes in the city.
Side note, a friend of mine recently bought a home in NE (7th/Gladstone). How/why is there a near total lack of neighborhood bars? We've been to Terri's Bigger Jigger a couple of times and enjoy it, but I seem to remember a number of other small local spots, even in my lifetime (40 years old)...

Maybe more of residential neighborhood with the proximity to INDP Ave and having the commercial development there? I'm not really sure.
But I'm sure 50 plus years of suburban flight from the generation that used to live there, filled the vacuum with more poverty stricken population, transients & criminal elements taking advantage of abandoned buildings, etc. pretty much wiped out your neighborhood businesses and businesses in general. Nice to see a little rebound happening in the area, but a long way to go.

The Calvert Hunt residence (1904), at 3616 Gladstone, is among my top five favorite houses in KCMO. It has a wonderful arts and crafts interior. As for bars in Old NE, the Shady Lady on 12th Street is still open. I think Askew Inn closed down (at Ind. Avenue & Askew) in 2021. Karen's Kozy Cabin, the little bar in that log cabin building next to where the former Gladstone Theater used to be (before it burned down), also closed several years ago. AJ's at Independence and Prospect was lost in that horrific fire.

I would be more willing to bet that the building is in the way of a larger new-build structure that would take up the surrounding parcels and that building is in the way.
That part of the plan will be amended later most likely.
The City should always demand a second opinion and not go entirely on a developer's assessment.

There has been increasing concern about the 1890 Queen Anne house at 526 Benton Boulevard. The house sits in the Scarritt Point South Historic District.

From what I can deduce, the property was going to end up in the Land Bank, but the neighborhood association persuaded Adam Jones in 2017 to renovate it. Since that time, he's sat on the property and nothing was done with it. As happens in many older neighborhoods in KC, it's vulnerable to squatters and at risk they could cause a fire.
He's promised to get to work on the house and apparently plans to open a restaurant there with outside seating.

A post on one of the Northeast KC Facebook sites today indicates that the CVS drug store at Independence Avenue and Prospect will be closing in June. Another CVS on Independence Avenue at White Avenue closed two years ago.
