Wooddraw, KCKev grew up on the Westside, but no longer lives in Kansas City. His landmarks need refreshing.

Guessing it’s just temporary until they install the aviation obstruction lighting

Just checked online looks like there are 107 units available out of 288 total. Approximately 63% leased with two months to go until opening. Three and two beds basically fully leased with much less demand on one beds and studios.

Don't they prelease extensively from their other buildings? Those are good numbers, but hard to say much without more info on churn at their other buildings.

Just looked both are currently at approximately 99% full, with some openings in the coming months. Doesn’t seem like it will drop their occupancy rates much

KCBJ reported 20% prelease but the website is showing more optimistic numbers. Regardless the rents in Three Light our rather comparable to the recently opened Beaudry tower in downtown Los Angeles, which is entirely luxury. The fact that DTKC is demanding rents as high as DTLA is insanely positive and should bode well for the 14th and Wyandotte and 13th and Main towers that may break ground next year! Exciting times in Kansas City

That's a problem with modern architecture these days and the perceived styles that tenants like/want. Some developers are playing with, or have played with, different architectural styles than just glass recently and to much success. In Kansas City, the problem is that we've only had two developers really develop residential high-rises downtown recently (Cordish and Copaken) with the Loews and 1400 Baltimore being the only other high-rises developed. With no competition or other options being presented on the design front, you get more repetition in terms of design with little variability amongst them (at least Copaken's all have separate design styles. Arterra is the best of the bunch so far).

My hope is the next wave of Light Towers breaks with the current styling a bit more. 4 Light was always meant to be the largest and most iconic of the bunch, and it really should be. 3 Light is a delightful change thanks to the slanted roof and dark glass, but it needs something more than that.

At least with the LuxLiving tower, if built, it won't be that visible from the postcard Liberty Memorial view. An opportunity exists to partially, or entirely, block the Loews from the south as well as address other skyline views, but that might be a ways off.

Could really care less. The Lights row will be largely hidden from view fairly quickly with the highway cap and other buildings already in front of them and in the future. The goal is people. With more people and increased demand, design will improve accordingly.

Thankful for the new construction! But we have lost the density, definition and character of the skyline from the south. Hopefully new taller towers added behind the "wall" and shorter midrise construction in front of the "wall" will bring back our skyline.

I would also support even taller construction infront of the wall. I could be convinced to have the wall start at the freight house even

If that is true then I imagine a bunch more of these towers will be popping up soon. The rents would be too good.

What is the rent per SQFT comp?
Studios in the Beaudry are 550 sq ft and start at 2,400 monthly.
Three Light has 375 sq ft studios starting at 1,450 monthly and a 600 sq ft option starting at 2,000 monthly.

The Bird penthouse was advertised as 13,000 monthly but now says call for pricing, it is 2,300 sq ft.
By comparison one of the Beaudry's 56th floor penthouse is 1,497 sq ft and rents for 9,000 monthly.
Three Light has 2 beds at 1,500 sq ft going for 6,000 a month on average.

Still a little ways off but crazy to think Kansas City can command such high rents and still have success with leasing.
