speaking of this block generally, it would be nice if that garage would use the Washington St. entry for public parking, not the one right off 13th. Any crowd whatsoever backs up traffic onto broadway. .

Hoped for more, sooner here. I guess it retains CPKC and is better than a parking lot. A pocket park with Barney Alllis just a block away? Will just be a waiting room for the Catholic charities soup kitchen. At least move the Truman train car to the pocket park where it will be seen more. The current KC Southern building is quite a monument to the line, a twin here would be fine.

Cathedral is moving the kitchen to 9th and Baltimore FYI but yeah this seems pretty meh and not too positive sign for anything going here anytime soon.

I notice they’re going to put a fence around the pocket park. Make every effort to keep the public out. This will be a personal garden than anything.

A fenced in park + surface parking appears to be the plan before a future phase where they actually develop. This is upsetting because other developers might be able to build sooner. It is already a big + over what is there today though.

The pocket park shows stairs and a tiered lawn - no better way to discourage usage than that lol

This definitely feels like a bait and switch. Consider selling this parcel to someone else or just have the city hang onto it until an actual RFP comes through.

I can't help but think the city knew exactly what was going to happen and still went along in hopes it would keep the US headquarters. People need to scream bloody murder. In three years headquarters moves to KS and CPKC holds onto property as an investment. Nothing happens. Carpenters redux. Somebody ought to be shot..

In these situations, the City should hold on to the land until the financing plan has been approved, final architectural plans are approved, and the construction company hired. Proposals fall through.
The other option is for the City to grant a ground lease until after the structure is finished, and then transfer the deed after a contracted number of years. This creates a land transfer only after the developer has completed the contract -- constructing a building.
This keeps land out of the hands of developers who sit on it for years and decades.
This should have been done for the parcels on the block of Grand between 12th and 13th streets that the Land Clearance Redevelopment Authority held before Copaken Brooks got control of them. The fact they didn't do this knowing Copaken Brooks has a history of sitting on speculative land parcels for long periods means the City and its redevelopment agencies are being foolish.
