Arterra, Opera House Lofts, and 423 Delaware garages are on the alley. The upper levels of Richard and Conover Lofts have alley access.

Arterra was also Copaken, so that gives me hope that this one would also use the alley for access.

Who do folks need to contact in the City to request the structure isn't car-oriented on Main (i.e. no vehicle entrances/exiting, active ground floor)?

Will ultimately go through City Planning Commission I think and then Council. Planning dept will do nothing.

I'm pretty sure it's all alley access for cars. I would remember if it wasn't.

Alley access is the code requirement for DX zoning in this situation.

88-338-01-E. DRIVEWAYS AND VEHICLE ACCESS
1. Driveways and vehicle access, when provided, must come from an alley or side street if either is present.

Sure, but Rag/development advocates should read through the code, know it well & use it strongly in pushback.

The current Council seems to just make things up when it comes to their views on development, meanwhile there are plenty of codes + ratified goals that should be the actual guiding standards.

From watching development battles in other cities – being data-oriented (esp local facts) is best case to make + convinces more looking on from the outside.

I'm with you Midtown, I'd save the facade and make it the entrance to the new building.

Seems like a no-brainer. It would be nice to replicate that same terra cotta across the first couple of floors and blend it in, but saving it as-is would surely be easy to incorporate into the plan.

Development Assistance Team applied for on Compass. If I recall correctly, Generator Studio's office on Baltimore has a simple white model of this building in their window. Looks a little different from the plans we've seen, but hard to tell without color. I guess we'll find out.

Development Plan applied for. Scope calls for 118 apartments (+6 from before) and 93 parking spaces over a total of 13-stories. The building was also redesigned and, in my view, looks a lot better.

It's set to go before the Planning Commission on September 5th.

Looks good! I appreciate the limited amenity buildings and the removal of some surface parking. When I moved downtown, I specifically looked for buildings that would not attempt to justify higher rents with pool, community kitchens, etc. Living downtown is the amenity.

Yes. It's amazing to me that Midland Lofts has been described as affordable housing but yet there are amenities you don't find in just an ordinary apartment building. If you want to keep rents low, you don't need in-unit washers and dryers, conference rooms, business centers, co-working spaces, fitness centers, meditation rooms, entertainment kitchens, fireplaces and coffee bars. Provide a common laundry room and A/C. That's enough for people seeking basic living who want affordability.
