Re: OFFICIAL - Waddell & Reed - 14th & Baltimore
That makes sense if it's something that is needed. But like I keep saying and others have said, I really don't think KC' convention center lacks space especially when you consider the other attached venues (municipal arena/convention floor, ballroom etc). I would think the city and convention center have would already at least have a master plan for how to expand, but maybe not.normalthings wrote: ↑Sun Sep 25, 2022 2:14 pm
I think I’m saying that too but how I see that happening is demo of Phase 1 and rebuild as a multistory space.
I think the biggest problems have been the airport, which is getting improved and hopefully will lead to more flights. And hotels. Downtown KC still seems to really lack a lot of major hotel flags, especially higher tier flags. The old Hyatt tower needs to be redone and reflagged as a higher end hotel. That Sheraton is a waste of that structure. And the Westin is probably a year or so from being downgraded as well. It's not worthy of a Westin flag anymore.
A baseball stadium might be the one thing that would really get some more hotels downtown? But who knows. Cincy has a downtown stadium and lacks hotels too while Nashville does not have MLB and they have all the top tier hotels. Downtown KC probably needs more corporations than anything.

And if H&R hadn’t backstabbed the one developer doing things to partner with one not doing crap, we’d probably have seen plans for a hotel where the proposed strata is by now.

Would hope that Cordish does something nicer than Live by Loews in KC.

Stl had a four seasons and ritz, and then a curio by Hilton and a live by Loews. The first two considered high premium, the next consider premium.
Kc had zero

Like your rewards points list? Loews KC is by all accounts nicer than Live by Loews STL. Curio I assume is the Union Station location which is exceeded by multiple KC hotels in quality.WoodDraw wrote: ↑Tue Sep 27, 2022 1:01 amStl had a four seasons and ritz, and then a curio by Hilton and a live by Loews. Tend to think Four Seasons is the best fit of the 5-star brands for KC.

Yeah, this is through amex. I never book in KC or stl so no idea on them.normalthings wrote: ↑Tue Sep 27, 2022 1:06 amLike your rewards points list? I absolutely think KC needs more 5 star and 4 star hotels.
But business travelers do. So it's important. (You and I agree)

Also, not rewards. Just asking amex to book me things. I was just playing around
I was looking at the ones they give status to though
Again, just playing around.

Have you been to the STL live by Loews or stayed there? It’s the nicest hotel in downtown STL at the moment.normalthings wrote: ↑Tue Sep 27, 2022 1:06 amLike your rewards points list? I like the splash of a Four Seasons or similar but if we ended up with a Live By Loews, it would instantly be one of the nicest options downtown KC has to offer.

Live by Loews is certainly a fine property -- one that would probably fall into the top 5 within the Downtown KC submarket based on the current inventory. But when clients (convention/business/etc.) are seeking luxury properties for themselves or their colleagues, a property such as Live doesn't fit the bill. KC needs a true, well-known 300-400 room luxury brand added to the mix -- something along the lines of Four Seasons, JW, Conrad, W, Grand Hyatt, etc.normalthings wrote: ↑Thu Sep 29, 2022 9:35 amYes, multiple times.DColeKC wrote: ↑Thu Sep 29, 2022 9:10 amHave you been to the STL live by Loews or stayed there? We’re getting pretty off subject here (my fault!), but I think also having a better mix of flags would be helpful.
But yes, need a 5 star. I’d describe the hotels downtown as connecting or boutique, but not really any luxury high end.

Having a event or wedding at the top of a brand new 5-star hotel overlooking downtown KC would be cool. I also agree a major 5 star brand would be more ideal, just setting expectations because if it ends up being a Live! hotel, it will still be a great higher end addition to downtown.

The problem is we need incentives to make it happen and some people lose their minds over that.
I know alot of people don’t like Hotel Bravo but I wish we had it.

Iirc, it would be opening in a few months if it had gone as planned.
Four Seasons STL is only 200 rooms. Their Ritz is 300+ iirc but far from downtown.

How do we prevent future design abortions like this?
