2024 not that far away all things considered. Wow, I'm glad this was approved. This is going to be the first big game changing project that is a direct result of the street car. Other sites such as 45th/44th and Main, the Cadillac dealership, Plaza tennis courts etc. have the potential for high density and low parking ratios. Bringing population and the accompanying services back to Midtown will be good for all of us who live here. Glad the city knows what's good for it and the neighborhood association nimby's were cut down to size.

There are still supply chain shortages and labor might be hard to come by, complicating a construction process. Waiting another 13 months or so also gives US Bank the ability to search for a new home, interest rates to come down, the current volatility in the economy to settle a bit, and materials to be produced for later use in construction.

They mentioned during CPC that the bank has a lease that goes into 2023. They said they will try to line up all their permits so they can be ready to go shortly after the bank vacates

Project held up at council planning committee over the neighborhood’s parking concerns. Fowler led opposition. Tabled until January 11th.

Advanced unanimously today. Project scope shrunk to 300 units from 325 and parking increased from 183 to 191 spaces (but plans I shared a few pages ago mentioned 194 spaces). An enforceable request was added to approval to prevent residents from parking in the neighborhood.

And this is how apartments become more unaffordable. Can't blame MAC for it.

Another victory for KCtenants! No affordable apartments here! Could have had 70.

Could be partly KCtenants but as mentioned the neighborhood cried too about size and not enough parking. Appears that neighborhood feedback had much more to do with it.

Midtown needs to grow past the transition from desiring car-dependent suburbia last 50+ years and accept density, especially tower projects directly on streetcar line. Midtowners who desire car depedency need to move to suburbia as the amount of urban living options in KC is tiny while there are 95% more car lifestyle options for them elsewhere in metro, even most of city proper.

The City shouldn't give in to these types of neighborhood demands, let them move as there will be plenty transit oriented people to buy their homes at a premium once streetcar up and running. That said, Midtown should probably start to adopt permit street parking.

Don't have to directly tell them that, just don't cater to those wanting to turn Midtown into suburbia.
