Shrugs
Is it that far from the River Market City Harvest?
It’s not that bad - especially if it’s making affordable housing work.
Personally this looks like a great add to both the crossroads and main

Really like the density and scale, hope this gets off the ground, and remaining lots in the crossroads are also this dense

No one is entitled to a view unless they buy the air rights to the parcels around their view.

Re: 1822 Main Redevlopment
I always assumed the buyer of this site would eventually be able to make a deal with Michael's to fold that property into a larger development, potentially with a new Michael's anchoring the ground floor. Those two properties together, all the way to the corner of 19th and Main, would be a dynamite site. But I don't know if Keith is interested in a deal just yet.

PortKC's agenda for their 11/14 Development meeting has a line item about the issuance of bonds for a project at 1818-1822 Main.
I thought they has an agreement with Quinton Lucas that limited the area they could do this sort of thing to the City Market and Riverfront (I'm not complaining).

Historic Scarritt and Crossroads Projects Seek Incentives from Port KC
https://cityscenekc.com/historic-scarri ... m-port-kc/...
The other project seeking tax incentives from Port KC is what’s described as a new 12-story apartment building being pursued by an entity called 1822 Main LLC. Last week, Copaken Brooks confirmed it was behind the proposed development.
The project calls for 10 stories with 108 apartments above a two-story garage, according to the Port KC document. Copaken is seeking a $36 million bond that would be issued by Port KC.
The developer is asking for a 25-year property tax abatement for the development site which includes three buildings. The first 10 years would be 90 percent; years 11- through 20, 50 percent, and years 21- through 25, 25 percent.
The current property taxes would continue to be paid as well as the incremental increases. The developer also is seeking a sales tax exemption on construction materials.
Copaken Brooks also is seeking incentives from the city Affordable Housing Trust Fund.
...
The 1822 Main project plans to set aside 10 percent its apartments for households earning up to 50 percent of Area Median Income and 10 percent would be reserved for those making up to 60 percent AMI.
...
No date has been established for when the Port KC Board of Commissioners will consider their applications.

Seems a bit tall for the neighborhood. But I guess that's how you start adding density.

I may be a bit off with these photos, but this is roughly the view top floor units in this building will have. I'm not 100% confident in the view for a number of reasons, mostly because I've seen this building being listed as 12-stories and others say it's 14. These are the views from a 14th floor. 12th floor would likely be slightly different.

Good to see some movement. Was wondering if this was gonna sit on the shelf forever or actually move at all.

That cost per unit is really high. May not move even with incentive.

Love to approve incentive packages without any discussion of design. Not to be too crabby, but perhaps this kind of process is why the riverfront is turning into suburbia.

“Can we have incentives pls?”
“Ok, but do good urbanism.”
“No.”
“Ok, here’s your incentive.”
