I had heard Milhaus may be partnering with 3D on this project as well.

PIEA allows 23 more apartments and less garage parking for Freight House Village apartments on Walnut.

With new deal, St. Louis developer could build 253 apartments in Freight House Village

...
The amended project agreement would allow Lux Living to complete a seven- to eight-story building with 253 apartments, up from the project's initial 230. Below the apartment would be an underground garage with 300 spaces, down from 322. The amendment also notes the option for approximately 10,000 square feet of retail and commercial space.
...
The project agreement amendment calls for Freight House Village's new apartments to be completed by the end of 2025.

"3D Development Founder Vince Bryant told PIEA members that his group agreed to part ways with a previous unnamed residential developer, which wanted to pursue a larger high-rise beyond the size and scope of what is conceptualized within Freight House Village."

I wonder if we'll see design changes, the renderings are of a 10-story building. More importantly I hope the south end's greenspace and the Green Line ROW is retained as previously rendered. Still really happy to hear they are taking away parking and adding retail.

For all 3D has talked about it, the south line of the Greenline is the part of the trail I’m most confident happens relatively soon

All I can find for 2110 Grand is a very vague zoning compliance that indicates a combination of office/retail.

Lux Living Takes Over Freight House Village, Plans 250-Unit Apartment Project

"Alston said the tentative Freight House Village plan calls for a seven-story market-rate apartment building and between eight- and 10 townhouses that would be setback from the street with either a patio or porch."
